Here is the Seattle Times School Guide link that describes public and private schools around the Puget Sound. Marysville is the farthest north they mention, but it is a good place to begin.

You can always make an offer, but your agent should warn you about purchasing within 20 days of a foreclosure sale with the new distressed home owners law that was put into affect on June 12, 2008. If you are willing to take the risk involved you are more than able to write an offer.

Hi Joe,
The best way to find a good agent is to interview a few until you find one that you feel comfortable with and that understands the market. You want to make sure they are listening to your criteria and able to give you feedback on what you're looking for versus reality in your next home, and how to negotiate for your well being. Wondering where to find the agents to interview? Go to Sunday open houses, look on Trulia, or call a few local offices in the area. You need to feel like the agents most important aspect is helping you find the best home possible. You should feel like you can rely on them anytime a question comes up or concerns begin to appear.

Hi Carol,
That is a decision that can only be determined by you. No one can predict what the real estate market will be like in Washington or Florida in a year. Prices could go up, down, or stay flat. It sounds like you’re in a win-win situation with moving to Florida to get just as good of home. I would do what is best for you personally, to move now or wait a year!

You're no different than any other buyer in the market; many get discouraged in the beginning, but things will come together. You have a great set of criteria that you'll start working with at the beginning, but criteria will change as you actually look at places and areas around Seattle. The price may not change, but what you desire will. All buyers go through this change; it’s expected. You'll start looking around and realize traffic is crazy here and what one community provides over another. Your flexibility on location will help you meet your criteria and find a new place to call home!
From first hand experience the Seattle area is a great place to move too from the Midwest!
