About Me
TEAM WEEKS is a mother/ daughter team with over 30 years of experience. We primarily focus on the North Metro Atlanta area including: Bartow, Cherokee, Cobb, Paulding and North Fulton. We love what we do and our clients know it! Real estate isn't a job for us- it's developing a relationship and understanding the needs that home buyers and sellers have. Buying a home is the biggest financial move most people make and it's our duty to make sure it's the right one! Every home should be your "dream home," even if it's your first! Selling a home? Stressful, no doubt. Your home never seems ready to show, your agent wants you to reduce the price (again) and, of course, you can never get feedback from your showings!! We don't take listing that we don't think we can sell! We will be honest about price, condidtion and harass agents for feedback. More importantly, we will do everything we can to get your home viewed by as many buyers as possible. Don't think Open Houses work? We do! I'm not sure how familiar you are with Marietta, but it is located in Cobb County. A wonderful place to reside. I'm partial because I'm a native to the county!

Really depends on what you are looking for- top schools? most affordable housing? good location to the city for work?

Cobb is one of the most popular suburbs of ATL- top school system, great access to ATL and still some affordable housing. Many executives from Coke & Home Depot chose to live in Cobb. I'm a senior relocation specialist and have worked with many folks moving to the area and they seem to gravitate to Cobb for location and schools.

If it is top schools you are looking for: East Cobb has Cobb's #1 high school- Walton. In West Cobb the most sought after school is Harrison. East Cobb is a bit more pricier than West Cobb. If you are looking for newer and top schools West Cobb is a great choice.

If you are looking for an area that is "hip" and younger, Smyrna/ Vinings is a great place to live. Very close to the city. The school system in this area is ranked a bit lower than the other areas I have mentioned. I have sold quite a bit of homes to young professionals in this area.

If you are looking outside of the Marietta/ Cobb areas, Cherokee Co, and East Paulding Co have some great deals right now! This will put you further out and add more time to your drive if you are working in the city.

Totally agree with all of those who recomended Vinings/ Smyrna. I have sold quite a few to young professional in that area. Matter of fact, just sold my 30 year old brother a home in Smyrna!

I think in this market, it's hard to put a figure on how many days (average) to sell. Frankly, Paulding Co over built way too much in the past 7 years. It is very unfortunate and really hurting the sellers. Just yesterday, I was in a foreclosed, new neighborhood where a couple of homes have sold under 300k; this neighborhood was built to sell over 400k. I have several listing in PC and right now our biggest competition are the foreclosures. They are killing us! Especially builder foreclosures. With that said, the 450k and up is taking a hit from the Cobb County selection of homes. I showed two foreclosed homes (Cobb Co.)last week in the 300's; they were great homes and in a neighborhood that was selling in the 500k-700k range less than a year and half ago. Buyers typically flock to PC for more home for the $$, now we are seeing tons of great deals in W. Cobb and I think that is hurting PC.

Overall, the market is not dead- just slow. A patient seller and a hardworking realtor can still get a home sold! I would only suggest that you hire a "full-service" realtor. Now is not the time to discount on the services you will need to get your home sold. You need someone who will go above and beyond what you expect from them.

Hi,

Frankly, if the seller's bought the home in 2006 for $270k, they probably don't have the room to negotiate. This is certainly the case with most all seller's who have purchased their home in the past 5 years. You could search tax records to see if they put any money down, if so, they may have a little room to work. Sounds like me they are just trying to sell the home and not make a dime off of it. Homes in Kennesaw did increase in value since 2001. However for the past year and a half they have not. You really need an agent who can go over comps and tax records with you to explain what a good over would be. If you start too low, the seller's will most likely be less willing to negotiate the offer. I think 15% is off of their sales price is too much. Even in this market, and Kennesaw is still doing well, seller's just don't have the room to budge. Don't waste your time making lowballs and risk offending sellers.
