This is not the best time to enter the market (with the holidays around the corner, etc.) however, homes are selling as long as they are priced aggressively. My suggestion is to market your home as both a possible rental or sale. Price it GREAT, stage it perfect, and it will get attention! Let me know if have any additional questions.

I have lived in Woodstock and Kennesaw and they are both great places to live and raise children. They are both very family oriented areas and have fantastic schools! A good website to check out is

To be in your price range and to be in a good neighborhood, I would look more towards Cobb county. Have you thought about the Smyrna, Kennesaw, Marietta area? They have good schools and some fantastic neighborhoods for raising kids. Save your gas and get yourself a real estate agent quick! Not to mention, it doesn't cost you anything to have an agent represent you on the buying side. Our com. is paid for by the seller. Just make sure you pick someone you can trust to have your best interest in mind.Make sure that they listen to you and that they understand what is important to you. If your due diligence period is over, chances are you will lose your earnest money if you walk away. You may also want to note that your home owner's insurance will be higher since it is not going to be listed as a primary residence. A good thing to remember as a home buyer... Meet the neighbors!!! When you find the house you want, go door to door. This is something I have even done for my clients. The neighbors will fill you in on things that you may need to know before buying (especially if you have kids or are planing on having kids). And research the school district (even if you don't have kids!) this will greatly effect the resale value of the house. As a seller, if you live in a great school district...PROMOTE IT!
