About Me
As a real estate entrepuneur, Munish embodies the characteristics that enabled him to rise to the top of his profession in nine years. He achieved this goal not only in earnings, but also in creating a network that will ultimately insure his earnings, long after he leaves the business. Currently the Director of Opportunities at Keller Williams Realty, Munish is responsible to oversea over 400 agents working with his organization. In 2001, the first year of their operation, his company ranked #4 in the county among all the new offices opened that year. His drive and his desire to build an organization in which everyone benefits enabled him to grow from 100 agents the first year to its present status.

Munish has been instrumental in assisting individuals develop there ability to master the real estate market. He is the consummate professional. He constantly attends various seminars in order to keep his mental edge. Together with his wife, they surround themselves with individuals who have the same passion for business. However, success did not just happen overnight for Munish. It started back in college. He distinguished him self to the point that he was often used to explain his philosophy on marketing to his fellow classmates. After graduating from FIT, he worked in the garment industry for several years. He exemplified himself and quickly received a promotion to assist the Senior VP. His passion for real estate however was much stronger than the fashion industry and in 1997, he started his real estate career.

But from that point on, I looked at it from a completely different perspective. I felt that since Cesar was upfront and honest with me about his level of experience, he will most likely be upfront and honest with me throughout this deal. So I decided to keep Cesar as my real estate agent, which I have absolutely no regrets about whatsoever. Throughout the closing process, there were many situaitons where I had plenty of questions that needed immediate answers to. Cesar, being new to the business, answered all of them as best as he can, but never made me wait longer than 24 hours to give me an accurate answer. If he didn't have the definite answer, he would research and find it for me as quickly as possible. This is another positive trait about Cesar that stands out. He will never respond to your questions unless he is sure about the answer. My closing was successful and came sooner than I had imagined it would. The only aggravation is the time you have to wait for the bank's to make a decision. In todays real estate market you can get good deals.
You can actually hire an attorney to represent you. to get a list od Short Sale properties, check the link below.

Are you looking to buy a home at a discount (then its called A Short Sale)
If you are looking to buy Bank Properties (then its called A Foreclosure)
remember all Foreclosurs are not discounted but almost all short sale properties are.

Thats a great question.
In todays changing Real Estate market, the foreclosure homes are soaring in every area.
The best place to look for these are as follows:
1. Local Newspaper - under public notice and Sherrif sale
2. Local REO specialist realto
3. County Sherrif's Office notice board
3. Many local and national website - see the link below for Hudson County

What is the best way to market homes to out of state clients?

Hello Luis,
I have been very sucessful with out of town buyers.
I think you need to understand your product and find out what woulk be more likely type of person to buy this. Then you can buy a list for that category of people and start a email campaign to market your property.
You can also call some corporate & relo specialists that are moving people into your area.
Dont forget the International buyers as other currencies are stonger against $ and gives them a better buying power.
