Today’s Real Estate customer is very qualified and able to handle their own real estate transaction regardless of whether they are buying or selling. So, why use an agent? You should use an agent to guide you and relieve you of the time consuming and stressful tasks involved with the process. Let me manage the experience and transaction for you while you just sit back and enjoy the event. Additionally, I have been a resident of Jacksonville, Florida for over 18 years and business owner for over 10 years. Let me use my knowledge and experience to help manage your transaction!

It is an issue that will affect appraisals and inspections. It should be taken care of before closing. - Mon Jul 14 2008, 16:58
I agree with all of the previous answers. It is possible so you must get with your Realtor and have them connect you with an lender.
Good luck,

I have to agree with Phil that you should have a Realtor represent you, it will cost you nothing and you will have someone managing the process for you while your home is being built. This can be very useful especially if you are not in Jacksonville during the construction process. Also, this can be an exciting but at the same time nerve racking time so you want someone who can understand and help you with the transaction.
With that said, all three builders you mentioned are very good choices. In my opinion, you would be getting a good deal if you purchase new construction in the price range you mentioned. I personally have owned homes built by Maronda and Engle and I have been pleased with both. But do not discount KB Homes because they are a reputable builder too.

Truthfully you can either purchase new construction or pre-owned and still get a very good deal. This would really depend on you and your family's preferences. And, Jacksonville is such a large area and there are many beautiful neighborhoods to choose from, you would really have to come down and tour the area before narrowing down your search. Where you choose to live will really depend on what you and your family's lifesyle preferences are. What are your hobbies, interests, do you like the ocean, or the river? Where will you work? Once you start building a home search criteria for yourself then you should compare the costs for new homes versus pre-owned homes in the areas of your liking. I hope this helps, good luck and let know if I can help in anyway.

Dear Lisa, Yes there are great programs available, especially for people in your exact situation. I encourage you to seek a reputable mortgage professional as your first step. At Prudential Network Realty we use Gibralter Mortgage (an affiliate of Wells Fargo). I am sure you will recieve many responses to your question with information about various mortgage companies.
