About Me
Hello! My name is Mike Schwiebert. I am a REALTOR® with INI Realty Investments, Inc.

I specialize in making peoples real estate goals reality. I love to help first time home buyers make the dream of home ownership come true. Their is no better feeling than helping someone and knowing that you helped make a difference in their life. I also love to work with new construction and seasoned investors. With my background as a custom home builder and commercial general contractor, I know construction and how to evaluate the home or investment you would like to buy. I can truly look out for my buyers throughout the transaction.

International buyers are taken care of when they call me. I have all of the technologies in place to help you find a property or flat that you would like to purchase and show you virtual tours and host online meetings so we can review documents together. I can help you find the property you would like, assist you in securing financing if needed, and help you with finding any vendors you may need to take care of your property while you are out of town. Many international buyers are not aware of how our system works with the Agents in the USA. Just a reminder, I can show you ANY property or flat in Northeast Florida. I understand in many other countries each agent can only show their own listings to buyers. Here you can work with just me to help make looking for a property easy. I am different than most agents when it comes to MARKETING a home for sale. I understand that selling a home involves 90% marketing and preparation and about 10% selling. I do not just put a sign in the front yard and list your home on the MLS. With more than 80% of buyers are looking for their next home online before contacting an agent, your home needs to be seen. Hi Linda,

I understand your concern. It is definitely a buyers market and it takes a little more than a flat fee broker to get the job done.

Back in the days of 04 -05 you could put a sign in the front yard place the home on the MLS and it was sold in a matter of weeks if not days (sellers market). Then the homes would sell themselves.

Today with all of the homes on the market you home really need to stand out from the others. They key piece of the puzzle that many sellers and even real estate professionals miss is the main piece of the puzzle that helps you put it all together.... MARKETING. Many business when starting out, don't just put an add in the yellow pages and now the online directories and become an overnight success. It takes strategic planning, marking and branding to sell their products. The same holds true for trying to sell a home when there are many other homes that may be as similar to yours near by. You need to highlight the benefits of your house and why it will make a great home for someone. The only way to get people into your house to see it is through proper marketing.

I have set the web reference below to take you to a blog on my website on selling your home for sale by owner. If you follow the steps you will have a better chance to sell your home that the guy next door who just places a sign in the yard and puts it on the MLS.

Are builders still offering free upgrades?

Hi John, I am not sure about the builders in St John's area, but in the Oakleaf Plantation area I represent a builder that builds all of his houses with upgrades as standards. The home prices are still below all of the competition. Some of the standards are Tile Floors, Crown Molding, Tile Showers and Bath Surrounds, Epoxy Garage Floor Finishes, Raised panel cabinets, and much more. I am sorry that I seem to have upset Gary. In no way do I EVER take away from what REALTORS do for their customers. It seems we all have to act as extraordinary super heros sometimes we have all been; home stagers, psychologists, financial consultants, baby sitters, even sometimes marriage counselors when the stress gets to some buyers or sellers. There are many other times we are asked for advice of which none we are professionals at, nor do we claim to be. When we are giving advice to customers we also have to keep in mind the liability factor. In modern day, many people have been sued for incorrect information that may have been posted in blogs or other places where the general public can see it. Some of the public can believe this to true and accurate advice. I would never tell a Doctor how to perform open heart surgery, or a stock broker where the market is heading. My point is you should not put your self out for liability. If you are not or have never worked in a profession where you are qualified to give advice don't do it. I do have the qualifications to give professional construction advice. As far as Garry's warranty advice.... it has to be installed to manufactures specifications to be considered for their warranty policy. If someone goes to buy vinyl siding and installs it as fascia or soffit there is no warranty period. Clearly the home buyer is not talking about siding since it is "trim along the roof of our house". Please give advice responsibly! I am truly sorry if I offended any REALTORS, I would never sell my main source of income short. I love my customers and only want the best for them!

There is nothing like of bunch of Realtors answering home improvement questions. You have to love it! I have been a custom home builder / general contractor for the past 15 years and would be happy to give you some free advice. If you have a digital camera feel free to send me some photos of the area you are talking about. I will send you back a reply with my professional recommendations.

Depending on how much of an overhang you have and what you are trying to cover there are a few different options you may have. If you are just looking to cover the fascia there are vinyl or aluminum sections that are pre-bent that you can slide behind the drip edge and nail and seal into place. If you have a larger overhang that has wood on the bottom side as well, and you would like to make it maintenance free as well, you will need to look to see if the soffit is vented and if it is not it probably should be. The proper ventilation of your soffit is crucial in keeping your attic temp low and preventing premature damage and wear to your roof shingles. The work is fairly simple to do, you just need to be sure to do it properly.

As you already know Melbourne is a great area, not only to visit but to also live there. Melbourne unfortunately did not miss the negative turn in the market. They were probably one of the hardest hit areas in the Florida. They have a large number of foreclosures and short sales that are actually flooding the market. With that being said it is also a great time to get a deal. Some "foreclosure sites" that do charge fees I would stay away from. There are not really real estate companies they are just websites that generate money by providing "specialty services". There is no need to use one of these companies. It is much easier to work with a Realtor that can help weed out the good and the bad situations for you. As a buyer it is free for you to work with a Realtor while shopping for a home. It is a great deal for you because they can listen to all of your wants and needs, do all of the leg work, filter out the properties that do not fit your needs and then send you the properties that do work for you. What a deal!

Hi Bill,

Do you want a country club, or are you looking for a family friendly community that has pools, water slides, sand volleyball, tennis, etc? If you have young children I highly recommend Oakleaf Plantation, or Eagle Harbor is great as well. Oakleaf has great schools 3 more brand new ones being built from now to 2010. I am not sure what your budget is but if you are looking for higher end, the nicest community in the Jacksonville area is Eagle Landing. The Orange Park Country Club is also very nice for the higher end homes as well.

In my spare time I enjoy taking a ride on my Motorcycle and going for a relaxing ride. When I have a lot of extra spare time I like to get out on the golf course, not really to golf to much, but to try to find my ball in the trees some where. (Thats what it feels like anyhow but it is still fun)

When my friends and family have spare time as well we like to head out to the lake in the boat and do some skiing and soak up some sun.
