I bought my first home with Dan in 2007. The thing that stands out most in my mind from the experience is the sense that he really just wanted to find out what I wanted in a house, and then his one desire was to help me get it. My wife and I have very tame tastes and I was looking way down on the price scale. Dan was not interested in changing any of that; he just helped us find what we wanted. By the time he and I walked into the house I ended up buying--and it took awhile--we just walked through it once, looked at each other, and started writing out an offer right there on the spot. He knew it was exactly what I wanted; in fact he knew pretty much exactly what I was going to offer! The comfort level I had was wonderful. Dan's familiarity with the market and his dry, understated sense of humor (much exercised in the market segment I was exploring) made the whole experience much more enjoyable as well.

"Dan’s Outstanding Work Ethic!
Dan has helped me buy 2 homes, and sell 1, so I am familiar with what he does on both sides of a transaction.
Dan helped with my first home at a time when I didn’t have much to put down. Ten years later, it was time to sell and move and find a larger home. This while taxes went up, and the market cooled. If it were not for Dan, I’d probably still be arguing over nickels while forgetting the bigger picture of why I wanted to sell.
The real display of Dan’s dedication happened recently. I had transferred overseas for my job, and decided to sell my house. The company inspector gave me list of items to fix. In addition to his normal “easy” job, he was able to schedule contractors to get work done. Words cannot describe how grateful I am that he was my eyes and ears and take care of this headache for me. He saved me from some sleepless nights to be sure.

Part of the answer depends upon where you wish to live. There are still some 100% programs for first time buyers available at fair rates with no tricks for homes in Marion County. There a very few 80/20 loans that rates are not nearly as good with and you would more than likely need closing cost, those cost can vary from $3000-$5000.
Right now I don't know if I can help you or not, however if you can give me about 25 minutes of your time to help you clarify your goals and what is important to you, you will then have a place to start, whether you work with me or another Realtor. The there is still FHA 97.5% and seller paid closing cost, in fact for HUD bank owned homes there is currently a $100.00 down program for first time buyers.

The house went on the market August. 4 of this year and they were asking $49000 it sold September 30 for $40000.

If I am understanding correctly you want information on homes that have sold, is that correct?
If you are working with a Realtor they can get that information for you if the home has been sold by a Realtor. Hamilton county home sales are also published in the Indpls Star. If you are not current working with a Realtor feel free to contact me and I will do my best to help.
