You have several options, and your final decision will be based on several factors:
1)if you buy in a "not as good" school district, can you afford to send your children to private schools? Sometimes the savings on the home plus savings on taxes might end up being about what it would cost you to send your kids to a private school.
2)If the home is a great deal, even in a "not so good school district', it can still be a good value if you purchased at the right price.

example: I lived in Zionsville for 9 years, we needed a larger home this past year. I couldn't resist some of the prices out there right now in this buyers market. Found a perfect home in Pike, about 30 feet outside of Zionsville for a steal I couldn't pass up. Our kids go to private school, so it was a slam dunk. - Tue Aug 12 2008, 13:37

Chris,

The simple answer is yes to both questions. Have you thought of purchasing the other property and rehabbing it?

BUT, if you purchase this at the right price, you can still make money even if the home next door isn't rehabbed yet.

Maybe pull the tax record of the owner next door and make contact with them via voice or mail. See if they have interest in selling it. - Tue Aug 12 2008, 13:12

good answers here.

As others have mentioned, if you do decide to list it for sale, if it's sold to an FHA buyer, it needs to have seasoning before it can be sold to the FHA buyer. I had a buyer that wanted to purchase a home with FHA, but we found out it was a flip. Buyers ended up buying, but sellers had to wait for a 70 day closing because of this issue.

Also, if you purchased the home to live in with FHA, then sell it before your mortgage has "seasoned", you will end up paying penalties at closing, depending on how long you have lived there. - Tue Aug 12 2008, 13:09

one thing to look at if you are ilooking to buy and don't have money for down payment. Down payment assistance may be going away as of October time frame. I would recommend locking something in now and making sure to close before that time frame. - Tue Aug 12 2008, 13:07

A ton of great answers. I would mention several areas such as others have mentioned. Broadripple is way cool, I have owned several investment properties in the area for 10 years or so, it's a place for the younger crowd or for anyone that appreciates the older neighborhoods and doesn't want a brand new home that looks just like the home down the street. Downtown is becoming very hip as well, you can't go wrong finding an established, older neighborhood in the Lockerbie area. Mass Avenue area is nice as well. - Tue Aug 12 2008, 13:04
