I can get that information and send it to your email or fax it to you. I just need to know the subdivision name. You want the last six months of sold single family homes in a certain subdivision, right?

Daniel, this is an area where I specialize, and I would be happy to help you with this research. A Realtor can give you the data on sold properties. Some web sites try to guess, but it is often inaccurate. Please let me know if I can help you with this research.

Leah, the maintenance fee is based on the sq. footage of the condo, I believe. I sold something in there a while back, and that was the case. The fee includes a lot--cable tv, electricity, water/sewer and trash pick up, insurance for the common areas, maintenance for limited access gate and exterior of the building, and recreational facilities (pool). The unit you are seeing is pending a closing on Oct. 31. The maintenance fee for that unit is $758 a month.

Simply stated, you need to use a Realtor any time you buy or sell a house in order to be represented fairly. Since you are a buyer at this time, the seller is represented by an agent, so you deserve representation as well. Anytime a listing agent gives you the line that they can represent you, please tell this person that you deserve your own representation as the buyer. You can bring your agent from outside their brokerage yourself, or you can rely on their brokerage to assign someone to represent your side. You have your own set of needs and goals for this transaction and you deserve to have someone on your side. As the buyer, you almost never have to pay for the service!
