I have over twenty one years of experience in the real estate field as both a real estate broker and real estate appraiser. I have a Bachelors of Business Administration Degree in Finance from Sam Houston State University. I am a native Texan and have lived in the Houston area for most of my life. Longwood vs. Coles Crossing? Where would you live and why?

That would depend on what you are looking for in a neighborhood. Longwood is definitely for buyer's looking for a subdivision with a golf course. Longwood is fully built-out, so you would have to be looking for an existing home. Coles Crossing still has new home construction, but is almost completely built-out. Coles Crossing has far better access to US-290, dining, and shopping than Longwood. The golf course in Longwood is located in the flood zone and has experienced some street flooding in the past. Given what I know, I would choose Coles Crossing, but I am not a golfer. I live and work in the Cy-Fair area. Feel free to call or email with any additional questions. FHA is going to risk based scoring later this month. Which means that borrowers with credit issues will pay higher interest rates than applicants with perfect credit. In the past, all borrowers regardless of credit score could get a market interest rate on an FHA loan. Oak Forest is not yet a market you would want to build a high quality custom home. You would be better served in finding a site in the Heights of Shady Acres. Many builders have inventory homes right now in these areas and other areas inside the loop and in the present market you can save a substantial amount of money over having a custom home built. Houston Metro - Fixer-upper neighborhoods or opportunities?

The main area of Houston that has Victorian style homes available as fixer uppers is known as the Heights. It is located 2 to 5 miles northwest of downtown Houston. In this area, there are many opportunities still out there to rehab older homes. In other areas of Houston, many investors are buying foreclosures and rehabbing them. A lot would depend on what you are looking for in a neighborhood. Shadow Creek Ranch is located in the Alvin Independent School District (ISD), which is a small school district with one high school. Shadow Creek Ranch does have elementary and intermediate schools in the neighborhood, but you have to travel over 10 miles to the high school. The majority of the surrounding area of Pearland is located in a different school district, the much larger Pearland ISD. Pearland has very much of a small town atmosphere, but has easy access to downtown Houston. Sienna Plantation is located in the much larger Fort Bend ISD with elementary and intermediate schools in the neighborhood and has the high school located just outside of Sienna Plantation. Missouri City is located directly adjacent to the City of Sugar Land, which is improved with a large regional mall, town square with shopping, and many choices in restaurants. I think Shadow Creek Ranch is great if you are wanting to live in a small town atmosphere. Sienna Plantation would be my choice if you want to live in a suburban area with great shopping, restaurants, parks, and other amenities.
