Predatory Lending is the practice of finding buyers who are less than knowledgeable about the process and taking advantage of them by putting them in loans that have very high rates or unfavorable term regardless of the borrowers’ credit score or ability to pay. It is unfortunate, but they gain trust and lead the borrower to believe they are getting as good a deal as they are going to get and some don’t shop around. Being represented as a buyer is one way to avoid this. Having someone who can review your terms to let you know if you are paying reasonable fees can make the difference. Your first home should be an exciting time. If you ever find your self walking out of someone’s office wondering what just happened, you need help. The National Association of Realtors certifies buyer’s agents through an organization known as REBAC http://www.rebac.net . Their designation for realtors is ABR or Accredited Buyer’s Representative. I have a friend from Windsor who's his brother lives here. Came down with UPS and bought in Oldham County. There are other good schools if you like a more urban setting with older homes, parks and close to many of our universities. Jefferson County Public Schools have magnet programs and the Catholic Schools (open to all faiths) are good also.

Taxes are pretty close. You have to get a feel for the areas and what you can purchase for your money. I live in Louisville and I'm a little biased. - Mon Sep 8 2008, 20:11

Sure you can. Foreclosed properties can sometimes take longer to close, but you have to get serious about selling the house you have now. Make sure before you list it that it is ready to sell. There is a lot of inventory out there and if you not ready, buyers will move on fast. I just sold a home in Germantown. It was on the market for 8 days. Other agents said the home looked good, but was priced too high. This home was SO ready. 8 day for 99% of asking price. The buyers are out there and they are ready. - Mon Sep 8 2008, 19:48

Hello John,
If you are not familiar with the area, you really need representation. There are homes around U of L that range from $25,000 to over a $1MM. I went to U of L and live in the Highlands; very direct commute and only a few miles away. The Highlands is Louisville's hottest, hippest and most vibrant area. Shopping, dinning, and entertainment are all right there. Louisville is a great city and very easy to get around either by POV or public transportation. There are distinct neighborhoods with personalities depending on what you want to spend and if it is just you, a partner or a small family. Land ownership is not typical but is usually determined by the rules, restrictions and bylaws when the community is created. Some fee simple townhome do include land ownership (deeded to you), but prohibits you from doing much with it other than personal use. You have to read the all the docs, rules, restrictions and bylaws created when the community was created and all addendums. Most areas give condo buyer time to review all the community rules. I have an addendum the buyer signs stating the rules and bylaws were received and are understood. - Wed Aug 20 2008, 05:32
