The best source is a lender. If you have a bank account: Checking/Savings, go there first. In many cases, you can call, and over the phone the Home Mortgage Consultant can tell you what issues continue to lurk in your credit report. As full service REALTORS, we try hard to stay on top of current lending procedures and restrictions, but of late the market has been changing at a rate that makes it very hard for us to be 100% accurate. Sometimes (and it is often rare), when a client asks for a home with specific criteria such as a particular school there might be 'precious few' considerations to send you. Then the agent could send you other listings so the plate doesn't seem so empty. I believe that all agents want to do a good job.... But you see, now as a client you don't feel like the agent is 'hearing you'. It is always best to stick to the client's wants... Down the line if there are no other properties that you like I might suggest other areas, but if you resisted, I could get the message. Need some help with MLS pictures!

Taking an acceptable photo of a small space is often quite difficult. Bathrooms that are white on white don't photograph well even if they are larger. If this is the case put some color that shows scale such as a bud vase with flowers. Fold a colorful towel and wash cloth. Try draping the corner of the wash cloth at an angle to the towel for interest. Then take a shot that shows the tub with these features and do not worry so much about attempting to 'cram' the entire room into the shot. Oh and potential buyers will be just as upset with a 'wide angle view' as with a lack luster quality photo so avoid a specialty lens on your camera.And remember, you don't have to photograph everything.
When photos of your property are updated to the MLS search engine, they are input almost instaneously and availible immediately for other agents to view. You should ask your agent for a copy of the detailed report that shows your new photos. A PDF is a great way for the agent to communicate this to you through an email. Then you should have a copy of the MLS number and can check on the new photos' progress by going to the agents / real estate company's website or the advertiser he / she uses and checking it out there by inputting that MLS number or maybe the address, the price range, etc. My point is you should be able to see your home being advertised and marketed. The sale of it benefits you and your agent. Get 'plugged in'.
If you are having trouble mapping your home, you may need to start with your local Post Office. Anytime I have that issue I make certain I am using the preferred street format and also make sure that the Post Office address is used. Sometimes the street or house number being off a letter or digit can mean the difference in getting your home mapped correctly. Go to the USPS website and check out the zip code finder, it can also help in getting your address "mapping friendly". - Wed Jul 23 2008, 06:39
