About Me
I have been married for 24 years to my soul mate and best friend, Glen, and we have two terrific kids, Eric and Jeff. I am originally from Missouri, but grew up in Miami Florida, went back to Missouri for college and then migrated west to Las Vegas in 1979. I love it here, and am lucky that this is not only the place I live, but also the place I want to retire to. Well, maybe I'll retire...... :)

Carolyn, I think you have already gotten great answers as to why condos have association fees. It seems like for what you have in mind a small home with a low maintenance yard might be ideal. But you also really don't want to have no association either. There are a lot of small communities around the city that have very nominal HOA dues - less than $25 per month - that exist merely to make sure that broken down cars can't sit on the street for months and that the neighbors don't let their yards go. That way you can be assured that you will be buying into a neighborhood that will maintain its value without driving you crazy with really stringent rules. John, I think you have gotten excellent suggestions already - I use Craigslist regularly too, but as you said, many of those buyers are not serious.

The problem I have with most of the "free" sites is that the information is never updated. I have literally had buyers call me about homes that I listed 10 years ago and they stumbled upon the virtual tour site which never took the listing down when it was sold. And I have no access to go in and change it either.

Web site designers, if you can put up sites where we as agents can input an mls number and the information will autopopulate and automatically be deleted when the listing either sells or expires, I am all yours!! - Tue Jul 1 2008, 18:13

Hi Al,

If you are a foreign national, the US lenders are requiring a minimum of 35% down payment on loans.

That being said, it is very easy to find quality rentals in high demand areas that will carry a break even or positive cash flow. Vacancy rates are running between 6% to 9% depending on the area and price point. Myself, I tend to favor small single family homes in good school zones which rent quickly. I also tend to keep my rents on the low side so that I can pick and choose my tenants. It is much less expensive to get a good tenant in at a lower rent - they tend to stay longer and keep the property in better condition.

Also I think it is an excellent time to be purchasing property and I am putting my own money where my mouth is. :) Our inventory is starting to shrink and the past two months our sales have been higher than at any time in the past year. Jessica, I don't know if you are still looking or not, but we are now starting to experience multiple offers, especially on the lower priced bank owned homes. Personally I am adding to my portfolio of homes, as I feel we have about reached the bottom of the market. Our inventory is starting to shrink finally, and for the past two months sales have been higher than they have in the previous year. Mike, unfortunately this is a story we have heard many times over the past year. To qualify for a short sale, the seller must be able to prove that they have insufficient income to pay the monthly payment and that they have no other assets. It may be possible to negotiate a deed in lieu of foreclosure if you only have one mortgage on the property. You will need to contact your bank's loss mitigation department and discuss that scenario with them.

And of course your third option is to walk away and let the bank foreclose on the property.

In any of these scenarios your credit will be adversely affected and it will be a full four years minimum under the current credit constraints before you will be able to purchase other real estate.

Have you explored the possibility of trying to rent the property out until the market improves? You will probably still have a negative cash flow, but perhaps that might be better than ruining your good credit if the negative monthly payment is not too high.
