Welcome to the Biz. Sales are fine as long as you concentrate on the markets that are moving. You will find that just like any other business things and cycles are always changing. I think of this not as a "Down Market" but, simply a "Different Market". I am personally busy but, it is because I am constantly evaluating the market in our area and periodically shifting my focus on future business. You can start out part-time and I understand the concerns on the financial front. My advice to you is to go for a firm with a good training background that can give a person new to the industry all the tools to get started. We are always looking for good, and hungry agents to add and if you like I can talk to you about your future whenever you are ready.

Your starting place shoud be your budget. Figure out how much you can invest. Just remember when flipping you have to include carrying costs. You must also pad the total budget for unforseen problems. With a construction background you may do your own inspection but, certain systems if you are not strong in have a professional do them. Remember though when it comes to selling do not be greedy. But, of course you do not want to leave money on the table. Get a good selling agent to be aggressive and find you a buyer not just list your home. I can go on and on but, these are some major points.

I guess it will depend on the area you are looking to begin. Your buyer's agent can help you with finding the best house to flip. It will be up to you to manage the flip. I have had experience in construction and real estate so your future business needs to be well planned.

Yes I would agree as long as you remember some basic rules. You never want to be the best house in the neighborhood. (therefore you are bringing everyone elses house up in value but, they are bringing yours down)
Also that when flipping a house it is best to find the worst house in the best neighborhood.
I would go with the construction experience. I have both so when you are talking about the flipping homes the construction experience is worth more.
