"To Whom it May Concern- As many of you can understand from taking out student loans as a college student or having children who are in college, it can be quite expensive. Being a twenty-one year old student, it seems like I am always trying to find ways to save money or make money to help pay for my college tuition, housing, or food. One thing that I think will really help curb these costs and loans is an investment that I made in a house in Grand Rapids. I had an idea to purchase a home with my sister-in-law as a co-signer on my loan. This way it would be possible for myself to get a loan even though I don't have much credit, I would build credit as I paid my mortgage, and I could sell the house when I was done with school for a profit to help pay for my student loans. This whole process would not have been possible if not for my realtor Michelle Gordon and Hillary Kooy at Treadstone Mortgage. Because I was the primary signer for the loan, I had to do a lot of paperwork and a variety of tasks to get ready to purchase a home. Hillary and Michelle were extremely helpful in the process, always being available either in person or on the phone to help me with anything I didn't understand. They made what could have been a tiresome and difficult process, quite easy and understandable. I would recommend Hillary and Michelle to any parent that is thinking of purchasing a home for their student while he or she is in school. Just because they did it 2 years ago, with the current market it does not mean it will happen today. I have a very unique home as well, and have the same problem. With our unstable market right now you will have a hard time getting what you want or need. Most markets have declined in value in the last 2 years. Appraisors are very careful not to over appraise. They can not go with thier "gut" but what is hard core comps in the last 6 months. My appraisor appoligized for mine and said she knew my neighborhood well, and knew I would get a lot more for my home if I went to sell, but could not prove it on paper! - Wed Jul 2 2008, 07:13

This is why some of the homes do not move of the market..........depending where you buy, some of the tax increases are huge! It can make a difference, some people can not afford the house payment. sometimes you can negotiate this up front, have the owner/bank pay the difference but from experience some banks will not consider. So the house sits. Just amke sure at closing the title company files or you get the paper work to file the change of status. - Thu Jun 26 2008, 04:30

I have heard they have lightened up on the rules for this. However have your realtor do comps for the area, so you do not re-fi for too much. You can get an appraisal from the bank, but a realtor can tell you what they think it will sell for. sometimes this is 2 different numbers. - Thu Jun 26 2008, 04:07
I think it will depend on the property and the bank who does the refi, however I have several clients ask this same question. The answers I have gotten was no sooner then 6 months, if done before a year, that you can only get up to 80 percent of the apaised value, after a year you can get 100 percent of appraised value. However they may still want to know what improvements you have made to increase the value of the home. If using the cash out to make repairs make sure you check with a lender that you will be able to do this.
My friend bought a bank owned at VERY low price and got a charge card from a hardware store with the specail - 12 months no payments, then paid off the card once she was able to re-fi. However, very risky if your home is in a declining area, or will not appraise for what you need it to when you are ready to re-fi. - Tue Jun 3 2008, 11:28

Appraisal question

Not sure what kind of loan you are getting that would require this kind of work. Now if the deck is painted and the paint is peeling, this would be a FHA/mshda/dpa asst programs type requirement. (if this is the case, no way to get around that one just scrape and paint) However not sure why the carpet would be an issue???? I am also concerned this is JUST coming to light now. This should have been done shortly after your offer was excepted, (unless you are closing this thing really fast)! It does not matter how much the appraisal came in for, if the type of loan you are getting requires work to be done, it is going to need to be done! - Wed Jun 25 2008, 10:30
