Kay, that is really up to the agent what they want to put on as a protection period. I have seen agents put up to 24 months on listings. That is their choice. I am not sure what you listing contact says, but I know in the area that I work if it is relisted with another real estate agent / broker that protection period is null and void. The protection period is more for when an agent brings in a buyer and the buyer and seller wait for the listing to expire and cut the agent out.

It does not hurt to get the carpets professionally cleaned, but if they still look so so I would suggest that your agent let buyers and buyers agents know this is negotiable. You may be able to negotiate something in the offer...just depend on your listing agent to make sure it is done the legal way.

I always say that you have to be the best priced and the prettiest penny on the block to sell in today's market, so you really may just want to move forward with a nice new carpet, not top of the line, but something that looks nice. I have had sellers who have gotten carpet and padding that is quite inexpensive, but man of man it should did make the house look totally different! A nice neutral color usually works very well.

I think if you just go ahead and put in new flooring it is less of a negotiation for a buyer and hopefully getting you a better price. If you don't want to gamble though I would leave it as a negotiation. That is up to you.

I would suggest that if you have not gotten one already you may seriously want to consider a buyers agent that knows the area well and can keep their eyes and ears open for you.

can i buy resale house with no problem?

Yanilda, if I understand your question correctly you want to know if you can purchase a house to fix and sell??? If so are you asking about the mortgage terms? Or are you perhaps asking if you can purchase a house that has been purchased fixed up to sell and you are wanting to purchase it? RI, I would suggest that as another agent said to contact your bank. I would also contact a real estate agent in your area that is familiar with how to do a short sale. They are time consuming, however, it is better than having a foreclosure on your credit. A short sale will still put a bump on it, but as I understand from lenders it does not look near as bad as a foreclosure.
