My partner did a check of all the homes SOLD last month on our MLS and only 16 of the over 5,000 homes sold had an assumable loan. So the odds are against you on finding an assumable loan.

The only ZERO DOWN programs that are available are VA Loans. Are you veteran and have eligibility?

The minimum required down is 3% for an FHA Loan and that goes to 3.5% in January 2009.

You are advised to consult a bank, accountant and mortgage professional for specific details on programs available. No specific mortgage is being offered.

When you work with a BUYERS AGENT, he or she will go over the Seller's Property Disclosure Statement. The owner is required to disclose to any buyers any defects that are known.

A general home inspector will be able to discover any unknown defects and you are free to hire as many different inspectors as you want (roof, plumbing, pool, mold etc...) in order to make sure you understand the true condition of the home you are buying.

Keep in mind that real estate is local. A zip code is consider a "big area" when it comes to determining statistics. What is happening in your neighborhood, is most likely completly different from what is happening in the next subdivision or across the street.

what is the most upscale area to purchase in surprise az?

Would you qualify for a home in Sun City Grand (55+ Community)?
Also Festival is located in North Buckeye about 6 miles to the west of Surprise.

What you consider ot be an upscale are could be completely different from what another person considers to be an upscale area.

Here are a few:

Surprise Farms (certain areas)
Greer Ranch
Sierra Montana
Copper Canyon
Homes in Waddell Arizona (Just South of Surprise)
Homes in Sun City Grand
There are some larger 1/4 acre to 1/2 acre lots to the south
Cortessa is another area you may want to look at.
