Aleta C. Saunders' approach and outlook toward real estate can be summarized into one word: Passion. A native Bostonian, and 25 plus-year Atlanta resident, Aleta has lived in other major cities like New York, New Orleans, and Los Angeles- as well as internationally, in Australia, New Zealand and South America. Her extreme passion is infused with a global perspective and with the drive to serve, support, and protect every one of her clients' needs.
Buying a home is one of the most important purchases that a person can make in their lifetime, and Aleta is adamant about leading her clients in the right direction, during what can be a highly emotional exerience. "I am there to dot the i's and cross the t's," she explains. Aleta began her career in sales and marketing, and has also worked in finance, leasing, and insurance management for Robinson Cadillac, Rich's Leasing and Robinson Volkswagen.
She was wooed into pursuing a career in real estate by one of her clients in 1988. Upon receiving her license, Aleta joined one of Atlanta's first buyer's brokers agencies, Purchasers Representatives, where she received her ABR designation. In the years to come she gained comprehensive knowledge of the real estate industry and quickly learned the 'ins and outs' of the business, while growing her clientele. Eventually she would make educating the consumer her personal mission.
Licensed to work in Georgia and South Carolina, Aleta has built her excellent reputation and real estate business savvy on providing clients with knowledge, service, integrity and experience. Her work history includes some of Georgia's leading real estate companies such as ReMax Imperial, ReMax Executives, Jon Browne and Associates and Elite Real Estate Properties. In 2002 Aleta established her own real estate company Marquis Brokers, which despite the ever changing real estate climate in Atlanta continues to grow significantly.
Aleta has penned several articles, including in The Atlanta Tribune, sharing much-needed information about the process and importance of good representation to the homebuyer. Her opinion is highly regarded and her growing popularity as a knowledgeable and conscientious realtor landed her several magazine features including Essence Magazine (January 2008), Who's Who in Black Atlanta (Fall 2005) and Living Space Magazine (Summer 2004). In September 2007, Aleta appeared on Consumer Advisor Clark Howard's prime time televiion special as a real estate expert sharing her views on the tough housing market in Georgia.
In yet another grand step towards fulfilling her outstanding commitment to educating and raising awareness in the community, Aleta's passion has been brought to the public in her exciting new radio show called "Real Estate for Real Life" which airs on Saturdays between 9am and 10am on 91.9 FM WCLK. The show will feature the lastest real estate developments and trends in the Metropolitan Atlanta market. Her dynamic body of work and extensive real estate experience continues to bring Aleta to the forefront of her industry.

Ty,
Due to the large amount of foreclosures many properties are being scooped up by investors especially those properties priced under $100,000. They make the necessary repairs or sprucing up and then put them back on the market to rent. It is definitely a buyers market and the time to take advantage of some of the values out there. My only suggestion would be to work with an experienced Realtor to assist you during this process.

Hello Andy,
You took the first step into making an informed decision by asking questions. Many people step into the process of purchasing a home with their emotions and tend not to do their homework. I applaud you for taking the time to to search wisely.
Your first step would be to get pre-qualified through a reputable lender. You could shop on line for the best rate for your loan, but I would also consider asking your friends and associates for a referral. This way you can narrow it down and meet with them to discuss what they have to offer. I also recommend doing the same thing for a Realtor. Communication is a major component. You will be working with both the lender and Realtor while making one of the most major decisions of your lifetime, so it is imperative that communication lines are open.
Brookhaven is a wonderful area and there are many opportunities awaiting you. With the help of your Realtor and knowing what you actually can afford, he or she can assist you in finding the best value for your dollar. I would be leery of anyone who states your property will appreciate quickly or have instant equity. The market is unstable and no one can predict how soon we will come out from this economic messaccurately.
I agree with Hank. Life happens......there are many changes in your circumstances and the world around you that will have an impact on your life style. Be wise, create a budget and don't become house poor.

Alma,
Some of the foreclosed properties have sold higher than the price you stated already. The average of the properties that have closed are in the low $400's. The banks have probably done their research as well and feel that this is a fair price. I do not believe you will get them for $195,000, but the best thing to do is make an offer. You never know what the bank will decide to do for a qualified and ready buyer.
You definitely need a Realtor to assist you with the comps so that you can make an informed decision. If I can further assist you, please do not hesitate to contact me.

I think the Smyrna/Vinings area would be perfect for you. It has easy access to the airport and there are alot of little pockets of urban living there for you without the congestion of the city. The property taxes there are definitely a PLUS! Cobb County property taxes are a nice treat for the homeowner.
You didn't say whether or not you were looking for a condo, townhome or a single family home. There are some cute homes in the city of College Park which is where the airport is located and they are in your price range. Downtown College Park is quaint and has a few nice restaurants for your enjoyment.

Everyone would love to be in your shoes! Excellent credit, ability to lease your house AND still get another home. Job well done! Sellers will not be able to participate with your downpayment after October 1st and judging from your income you definitely will not be able to work with any downpayment assistance programs. (smile) It would be good to speak with your lender to find out your options. There are other alternatives.
