"When I talk to others about you and your service first of all I tell them we have become friends because I respected you that much. I think you are exceptional at what you do, you had a knowledge base to pull from that was very helpful to me and to others in regards to school districts, economy, market value, jails, new subdivisions vs. old subdivisions, cable lines, traffic, the list is endless. I believe that in your line of work and the years of experience you have that this knowledge base is invaluable, it comes so natural to you that you may not realize that you are providing this neutral, none biased information that we as house buyers find extremely helpful when shopping for the biggest purchase of our lives. Outstanding, a side from your patience the fact that you are the right combo of assertiveness and laid back which I'm sure took time to develop. We had used 4 realtors in the last year but when we found you we know you would stick the others were nice but I don't think they were in the right field for themselves. You LISTEN and are OBSERVANT - that is key and you do it very well, you listened to what we said and didn't voice your opinion and remained professional. From the very first house you showed us you observed our likes, reactions, and dislikes and made a mental note of this from there you created a list of houses and each one had the features we were looking for so we didn't feel like we were wasting your time or ours. "I saw Lorie's listing sign at a home in my neighborhood. Knowing that I would soon be listing my own home, I decided to attend her Open House to see how the home looked and "quiz" the selling agent. The home was immaculate and Lorie was extremely knowledgeable and professional. I posed as a buyer who was relocating from Houston, TX. Lorie answered all of my questions about the schools, commute times and local amenities. She impressed me so much that I knew when I left the Open House that she would be my agent when I got ready to sell. Lorie has not disappointed. When I called to initiate the selling process, I explained that I had "misrepresented" myself at the Open House and that I was really looking to sell a home and relocate to Houston, TX (not the other way around). She laughed and said that she remembered me, that people "misrepresent" themselves all the time and that she was excited about the opportunity to work with my family. She has helped my husband and I prepare our house for sale and we had a contract within the first week it was listed! She has assisted us with all of our needs and we will close next week. Maggie, your best options are going to be owner financing or a lease purchase. You do need to beware as there are some sellers offering owner financing or lease purchases that are not sellers just offering options to help sell their home but investors looking to take advantage.

I always recommend that all potential buyers take a look in the mirror for a reality check. Meaning what will your credit and your income realistically look like in 3 to 5 years? Are you really going to take the steps to improve your credit and keep your credit clean? And are you going to save for a down payment for when you are eligible to obtain a loan? How are you going to prove your income?

Lending requirements are very tight and stated loans do require money down these days...upwards of 20% and an excellent credit score. I recommend that you keep a close relationship with a lender that can guide you along the process. And there are Realtors that can help you with owner financing and/ or lease purchases. - Sat Sep 13 2008, 17:57

What percentage should your mortgage be of your income?

JVMay... there are charts that can guide you for loan approval; however, more important than loan approval is what your comfort level is. I can assure you that you will end up hating the home you purchase if you become "house poor" meaning you cannot afford vacations, nights out, or shopping. Loans are approved based on your credit report and how much the items on your report cost you on a monthly basis... they do not take into consideration your Starbucks habit etc.

You need to look at your habits keeping in mind even with the best intentions habits are hard to break. I think it is best for borrowers to first determine what amount each month is remaining after paying rent and other bills plus the cost of living. This will allow a borrower to determine an amount that will allow them to still live comfortably doing what they like to do. Then plug that amount into a mortgage amount.

Know your budget and stay within it. Push your limits and you could end up in foreclosure. - Wed Aug 13 2008, 19:51

Peggy, Jeff and Ginny provided an excellent answer. It is very important that you shop your loan to ensure that you are getting the best deal in rate and closing cost which would include discount points and not being taken advantage of. Call other reputable lenders such as Wells Fargo, Countrywide (now owned by Bank of America), or Suntrust.

Compare apples to apples meaning that you cannot compare a 30 year fixed to a 7/1 arm. This is a huge decision and it needs research and comparisons. - Sun Jul 27 2008, 09:41

Not so sure you want to invest your money into buying a condo or a townhome as they have not been the best investments for most and have been hit especially hard in this market. There is a lot of hype surrounding the "new" Buckhead; however, it is important to remember all the hype surrounding Atlantic Station when it was being built. The first few made some money but now it is not a great seller.. and there has been a lot of crime also.

I do feel the "new" Buckhead will fair better; however, it is important that you have strong representation that can lead you to the hot spots to buy for the best investment. Buyers representation is free to you but it can save you thousands and save you headaches.

Make sure you choose an agent that provides you with the indepth research needed to make informed decisions where to put your money. You need to know the history, the current, and the projection for the next 10 years. I am happy to help!

Interests
Outside of helping my clients achieve their real estate goals, I am a mom of three with a supportive husband that allows me the opportunity each day to do what I love which is real estate. My husband, also a Realtor, and I are very fortunate to have three beautiful and healthy children which includes two daughters (ages 17 and 6) and a son who is 11. I enjoy watching my childrens sport events... and yes just as I fight for my clients best interests and deals each day I root for my children loud and clear from the stands.

I have a true passion for educating consumers. Along with teaching others comes the passion for bettering my knowledge.
