I very much doubt you will get this property at $20,000. Just about anything below $100,000 sells very quickly here and the owner (a bank) will know market conditions. However, it doesn't cost you anything to make an offer so... write it up with your agent and give it a shot. One note for your contract; you may not get 5.5% interest rate but a half point change with the amount financed would be a very small difference in your monthly payment.

Most rental companies here have a 60/40 split with the owner of the property getting 60%. However, with fees and maintenance expenses it ofter does become more like a 50/50 split.
I would recommend that you instead focus on the rental income versus the rental split. Find a property that rents for a higher percentage (some properties right now are at 15 to 30 percent) of the list price. For example, the home is listed at $300,000, just for nice round numbers, and the rental income is $70,000 which means you could net over $3,000 on average per month. Not a bad proposition.
These rental scenarios do exist right now. However, as our market is absorbing excess inventory and interest rates ares still low these deals will become more rare. I would suggest you act as soon as you can. - Fri Aug 1 2008, 09:03
I agree with Jane that it is difficult to say if your home will sell for top dollar without seeing it. Many of the residential neighborhoods here in Gatlinburg have maintained their values. I too live in an all residential subdivision which prohibits overnight rentals in Gatlinburg. I believe our values have not been affected as much since speculators and investors were never interested in our homes to begin with. However, buyers have many choices right now and your home should not have too much deferred maintenance in order to attract the most buyers and reduce the time your home will stay on the market.
