Hi,
If you are upside down and your loan is adjusting to a higher rate, contact your lender asap. Ask to speak to someone regarding a loan modification. You will likely be asked to provide a current financial statement, proof of income, and a letter explaining why you are unable to pay the new payment amount. If you are current on your mortgage right now, they may tell you that they cannot help you - but it is worth a shot. Stay in communication and be persistent. These departments are very busy right now.

Where are these homes? The road does not exist on mapquest.

Hi, Sometimes the roads in new subdivisions are not yet in the databases of the mapping programs. I would suggest that you click on the link to get more information on the homes and then contact the agent to get the location. If you are working with a buyer's agent, then your agent can get this information for you.

There are many great options now for first time home buyers. Depending on your purchase price and other factors, you may even qualify for down payment assistance. One of the lenders I work with has an incredible program right now. Qualify Buyers actually get a grant for up to 12,000 towards their downpayment. Each situation is different and an experienced lender can help guide you through the process.

Lynn - I'm sorry, but don't you think this person would be better served by someone in their local area? How on earth can you "consult" with them on this from Texas? Real Estate is local and
the best advice is certainly for them to find a local agent with experience in these areas.
