Where should we look for a home in Fremont?

Meena Gujral answered:
The best schools area in Fremont is the Mission San Jose school District. However, there are usually few homes on the market in that area and they are sold in a few days of being on the market. People buy a home there when their children start elementary schools and sell when their kids are done with high school. I recently had two listings in that area which were listed because their kids were out of high school.

Mission is one area that does not drop too much in price when compared to other areas simply because people really want to be there for the excellent schools. With that said, there are rezoning issues in some areas of Mission and homes there have gone down in price with those affected by the rezoning.

For the most part Mission has kept its value and as buyers you are fortunate that there are quite a few listings in that area since a few years ago there was very little on the market.

Even if the schools are not important to you, Mission San Jose area makes it a great investment property since the homes are easy to rent and the tenants stay for quite a few years to get their children through some major school years

Another good neighborhood is Ardenwood that has very good schools (Forest Park Elementary and Ardenwood elementary) and is a good community close to 880 freeway and Dumbarton bridge.

Downsides of Golf Course House?

Hi S,

I just realized that I answered another question you hasked today about kitchen appliances. So it seems like you may already have bought this house on the golf course.

It seems like Kim has not had a very good experience at the golf course. As I had mentioned earlier, I have been at my golf course house for a little over two years in Pleasanton and we are very happy there. The mowing is not done every day. They do some kind of maintenance every day but it is not really bothersome or noisy.

Some people are very sensitive to noice of any kind. As far as golf ball, we knew what we were getting into. We had to sign a HOA disclosure about that so we would not go suing them if our windows broke or we were hurt by a golf ball.

I own a house on the golf course. You are right about the balls in the yard. We find a ball once in a while in our yard, but we all get excited by it. We have never been hit by a golf ball (so far), but we are not worried about it. That is a chance we take.

Watching the golfers play is great even though we don't play ourselves. We have enough privacy with trees but we can still enjoy seeing them play from upstairs and some parts of the yard. Once in a while we see some celebrities playing at our golf course.

I look at it as a positive and that is why we bought our house. We certainly did not want any homes behind our house and enjoy the privacy the golf course offers. - Fri Oct 31 2008, 10:13

How much value will kitchen appliances add to home?

Hi S,

My quesion to you is why would you need to change appliances in a 4 year old home? They should still be in good shape, right?

If you think that by putting the top of the line appliances you will be able to get back double than what you spent, that will not be possible, especially in today's market.

You should get in touch with an agent that you plan on listing your home with, get them to look at the home and give you advice on whether you need to change the appliances at all.

What are the homeowner fees?

Hi Jon,

Homeowner fees are dues that a homeowner has to pay for the association in a planned development like condos and townhouses. This fee is used for the maintenance, roof, paintaing, landscaping, water, security, reserves, pool, clubhouse etc. in the association. Every homeowner pays a certain determined amount as needed. This amount can go up if needed.

Your price range can get you many choices in Fremont in today's market. It also dpends on whether you have children and if schools are important. All districts in Fremont can vary substantially depending on how good the schools are. The better the school, the more the price range of the home.
