short sale

Hi Lyndsey,
A short sale is when the seller owes more on the home than it is currently being sold for. In this type of transaction the contract must be approved by the lender(s) before it can be sold.

Disadvanantages:
It is sold strictly as is
Buyer Responsible for any repairs and township certifications
Buyer could potentially be responsible for any liens on the property
The bank usually takes a LONG time to approve the contract (months upon months sometimes) and then they could say NO. If there is more than 1 mortgage on the house than the time could be even longer.

Advantages:
Could get a good deal but in this market many sellers are offering good deals, it doesn't have to be a short sale.

I have successfully closed short sales in the past but it is a time consuming and stressful transaction. Let me know if you have any other questions.

FHA Spot Approval - how difficult is it to get?

Hi Mona,
I am not sure how easy it will be to get an FHA mortgage for this condo community. Attached is a link from the Housing and Urban Development website showing all the criteria the community must meet to be approved. As long as the community meets the criteria they should grant the loan but that is hard to say until they complete the spot check.

Hi Joanne,
As other agents have said, the best course of action is to speak with the Broker/Manager in the office and try to resolve this issue. The only way to cancel your current listing and sign on with a new agent is to obtain an unconditional withdrawal. This way you void the current listing and are free to work with someone else.
