About Me
Thank you for viewing my page! I am a hard working and dedicated real estate professional. I take care of my clients like they are family. Most people rank real estate agents right up there with used care salespeople and insurance salespeople. I'm out to change that reputation!

In the real estate business, communication is the most important. One of the most common complaints I hear from people is that their previous agent was not in contact with them. This could very well be the case; like any industry, real estate unfortunately has its share of bad apples. However, it may just be that the client does not feel like the agent has been in communication with them in the method the client prefers. Many people like to hear their agent's voice on the other end, while others prefer and e-mail update. I will ask you what you prefer. I speak to my clients at least once a week. If you are selling your home, I'll let you know what feedback I received back from all showings, how the market is doing and what type of activity is going on in your neighborhood.

It's also equally important to have an honest agent who is dedicated to taking care of their clients' needs first. Sometimes this doesn't result in a comission for me, but I'd rather have clients walk away happy. I have a strong desire to please clients. If I take care of my clients, act completely honestly and within the guidelines of the Maryland Real Estate Comission, I am fufilling the requirements of my position and taking care of the needs of my clients.

I love working with first time homebuyers! It is a daunting process the first time you buy a home, and I enjoy walking my clients through every aspect of the real estate process. I'm also enjoying working on short sales. This niche in our market is a tough one. Many agents don't want to be bothered, but I love working on them. Working with a mortgage company and getting them to agree to completeing a short sale is frustrating, but it is so worth it if I can keep someone out of foreclosure. Short Sales are extremely emotional for the homeowner, and I'm here to help you through this tough time. I have a successful track record with short sales and I want to keep you from the bank foreclosing on you.

One thng you need to do if you don't have a realtor when buying any new home through the home builder is to get a home inspection. I know it's a new home and it sounds dumb, but I insist on my clients getting an inspection and you wouldn't believe what pops up. One other thing is a lot of these communities are still a bit overpriced in this market. You might want to look at the comps for area properties. I have a client that I am working on a short sale for that purchased a new home in March of last year. They are 100k in the hole. Try to negotiate the very best deal you can and be willing to walk away if it isn't to your liking. - Tue Jul 1 2008, 07:21

Although there may be a few out there that do that, I'd say that the reason your home isn't selling probably is that the price isn't quite right, especially if you are having showings. Have your agent do a CMA for you (if this is a service that they provide). Look at the homes in your area with applicaple comps that have sold recently. That should give you some idea of what your home should be listed at. I'm not sure what the market is like in your area, but if you're in a depreciating market, you'll need to adjust your price monthly for the decline in home values. If your agent doesn't offer that type of service to you, call an appraiser in your area and ask some questions about the market you're in. You might want to ask (or have your agent ask) what each agent thought of the condition and pricing of the home after each showing. Ask more specific questions and you'll probably get more useful information. Hang in there and stay on top of the pricing in the market. Pricing is everything. Good luck. - Tue Jul 1 2008, 06:46

Short sale with no financials?

NO. It's been my experience that attorneys that aren't experienced with short sales (and many aren't) can ruin a home seller's chance of successfully completing a short sale. Attorneys arent' real estate agents and they aren't the be-all, end-all to short sales. You must send a complete paperwork package to the loss mitigation department, including a financial sheet. Even if you get a great offer on the house, the short sale won't be considered. Our real estate contracts say " seek competent legal advice," not "advice from idiots." Not everyone who gets a J.D. is competent. Find another attorney for your client. - Sat Jun 28 2008, 14:06

How do other short sale houses affect my home's sale?

Many buyers don't want to deal with a short sale at all. I am finding in my area that homes in the best shape are selling first and for the highest price. If there is 1 short sale or forelcosure in your neighborhood, you can discount it and go with the comps on homes without that distinction. However, if your neighborhood is riddled with short sales and foreclosures, you're going to have a tough time. The best thing you can do if you need to sell is get your home in fantastic shape, consider having someone stage it, price it as best as you can and get a savvy agent.
