Charles,
I work mainly in the Franklin and Brentwood markets.
Weather you should rent or buy really depends on what your future plans are. If you plan to stay in the home for more than 4-5 years I would say buy. if you are not sure then rent.
At this point in our real estate market there are alot of unanswered questions that will determine how fast our housing market will bounce back. What you want to avoid is buying a house that you will be needing to sell in the next few (3-4) years.
We expect our local market to begin to turn around this next year however, no one has a crystal ball and there are no guarantees so for a short term outlook it's best to RENT (not buy). That way if you need to move within 3 years you won't end up loosing your investment capital to commissions and closing costs.
If your move is expected to carry you through 4 years or more then buying would be a great idea since housing costs have dropped in our market which will maximize your profits on the home. Always remember your profit is made when you buy the home not when you sell. After comping the home I do think think the house you are looking at is a bit over priced for this market. Comps would support a lower value.
If you would like some assistance valuing this or any other home I would be happy to help.

Are you looking to relocate to Williamson County? - Mon Oct 6 2008, 13:51
Jeff,
The house is not in brentwood. I found it in antioch at 7375 OLE NOTTINGHAM DR. It must be a type-o. If you would like to see it I would be happy to schedule a showing for you. However, based on your original request being Brentwood I assume you are looking for Brentwood. If I can be of assistance please let me know.
I attached a link to the listing for you to see as well.
Thanks for allowing me to be of assistance!

Mojgan, I work extensively with foreclosures throughout the Nashville area. REO properties represent some of the best deals in middle tennessee right now. They are abundant and always come with equity. I would love to meet with you to look at what is available right now that are in your market. - Tue Aug 19 2008, 11:20
Hi Liz, Any time you purchase keep in mind your exit strategy. What features have the broadest market appeal and which locations have the best appreciation track records. With these in mind now is the best time to buy. Your first step needs to be to secure the services of a buyer's broker. This person will be able to help you narrow your search in terms of what will best fit your lifestyle. This is also someone that will represent your interests in the transaction. While many brokers like to work with both sides in a deal, they can only fully represent the interests of one or the other without compromising either client. I would strongly recommend having your own representation at the table. My First recommendation would have to be the hillsboro area. It has a strong track record. You may need to think more in the lines of condo in this area. Sylvan park is good but it now a mostly renovated area it has moved past it's peak for selling. - Tue Aug 19 2008, 11:12
