I am a buyers agent here in Lee County and would be happy to help you, it is a free service for you to work with a Realtor as the seller pays the commission. Since you are doing the FHA program with no downpayment, please keep in mind that Short Sales will probably not work for you because the program I believe you are speaking of ends Oct 1 and shorts sales take quite a long time to get an answer from the bank. Also, you are correct, FHA requires appliances so you will need to make sure that all the appliances are included, sometimes this can be a problem with Foreclosures. There are several builder closeouts/brand new homes that would be good bets. In response to the loan, the only way that you will know is to talk to a qualified mortgage broker. I have several that I deal with and they have helped many of my clients with challenged credit to get into a home with little to no money down. The FHA program that makes this possible is ending next month though, so if you are serious, I wouldn't waste any time. The Market is still low here and prices will not be increasing any time soon. If you owe more than your property is worth, you can "Short Sale" your home if the bank that you have your mortgage through will approve. Usually you will have to provide them with financials and price opinions as to the value of your home by a professional. It can be a complicated process but not overwhelming if you work with a local Realtor who is familiar with the process.

Your first step should be to go here: http://www.leeschools.net/schools/welcome.htm ; then click on each of the schools in the WEST zone. Each school has been graded. This will give you a good idea which school has higher acheivement in academics. Lee county has the school choice program so you will not be able to choose from every school in the west zone, only in the qualified sub-zones in relation to where in the Cape you live. For example, if you want to live near Caloosa Elementary and Middle you should probably look for a home in subzone 2. I know it may seem very confusing but the website that I directed you to earlier will be very helpful. And keep in mind, because of school choice, you are never quaranteed any school even if you rank them #1 on your list. Let me know if you have any more questions, I would be happy to help. I just went through this with my daughter as she is entering Kindergarten and spent many hours researching.

I do have to agree with the fact that buying a house right now is a good move because you can get a great FHA loan if you don't qualify for a "normal" loan and of course there are a ton of wonderful deals, even with a few builders. The FHA is like the new lender for people who need just a bit of help. But I also understand that there are a ton of people that need to do a lease option.
