This particular home is in Peppertree Pointe, a highly sought community in South Fort Myers near Fort Myers Beach. This is beautiful unit is a bank-owned foreclosure. The HOA (Homeowner's Association) fees in this part of the community run $965/quarterly. These fees include Insurance, Irrigation Water, Street Maintenance, Trash Removal, and Maintenance/Use of the Community Pool, Tennis Courts, Clubhouse, and Common Areas.

This is a Deed-Restricted Community. With this comes limits on pets (weight/size and number of) and lease restrictions (I believe 180 days minimum per lease period or maximum of 2 lease periods per year) if you intend to rent out the home. Also, the new owner would have to make application to the HOA to become a new resident of the community (typically this is merely a formality and usually becomes imperative in age-restricted communities).
