Hi Susan,
Working with a Realtor allows you to utilize the training, experience and skill of someone who works in the industry, day-to-day. That person understands the market - essential when buying property, the laws that protect you as the buyer, and has resources at hand that you would spend hours looking for instead of shopping for a home. A Realtor is also paid typically through the sale of a home by the SELLER - you gain these services without any money out for them! If you are a buyer, get a Realtor - let them go to work for you, show them loyalty and a good Realtor will be priceless for you. Know ahead of time what price range you need to be within, use online calculators - most Realtors also have great relations with several loan sources who are reliable and will get you an honest deal too.

Hi Jenni, Congratulations to you and your husband! Weston is a great place to consider whether you have children or not because it draws buyers just on the strength of it A-rated schools. In fact, our market in Weston has seen inventory drop to a 12 month supply, which suggests a strong, healthy housing market! Imagine that in South Florida!
I use to work in Coral Gables - and commuting to Downtown Miami is a lot easier! What I discovered while commuting is that new routes would come up and I would try them. For example, few people know that 441/StRd7 runs parallel to I95 in Dade beginning at the Golden Glades and then south for quite some distance... N. Miami Road, a little east of I95 also runs parallel to it, have you considered the TriRail and the Metromover - if you work close to a station, that may be a good choice. The thing with Weston is, it has obstacles between it and Miami. The trick is to find a solution that works at the time you are on the road. Friend of mine will travel Weston to Ft. Lauderdale, gets to work in 25-35 minutes at the right time of the day - if he leaves 10 minutes out of his window of opportunity - its an hour commute!
Trial and error and success... that's what it will take - and from an area like Weston, there are plenty of avenues in and out... I took the challenge of the commute as a way of keeping the commute entertaining, and suddenly the commute was a bit more fun. Standard commuting time is 1hr, bad conditions maybe 1hr+15-30. Leave earlier in the AM, and later in the PM! Listen to traffic reports (WLRN or WIOD or go to traffic.com for online updates. They post accidents, construction areas, etc. that will help you avoid the bad spots!
I just helped a gentleman who is considering a commute between Coconut Grove from Weston... I belong to the Coldwell Banker Weston office and with my previous commutes into Miami/Coral Gables, I could relate to his concerns regarding this issue. O.K., lets start with the market... it is a buyer's market, but Weston is proving that it has staying power against other communities when it comes to markets we are experiencing currently. Beyond that, and more directly is the bottomline question - what can a community provide you that will save you money? In Weston its the public schools. Friends and family I know living in Weston send their children to the local public school, sometimes walking to them, and are very happy with the education and the sense of community they experience. Down side to Weston currently is the high school situation. If you move to Weston now, your children will be attending Western High in Davie, not the high school on the western edge of Weston. Plantation, Davie and Cooper City are great cities to live in and each provides something different even within its own boundaries. In general, Broward is a great county to live in. From there review the schools that match your criteria for education at face value and according the rating the school(s) receive.
As for the neighborhood, several Fort Lauderdale neighborhoods offer a different vibe - Wilton Manors, Bayview, Croissant Park and Victoria Park are good varying examples, but many more are out there. Good news is, the commute around town is easy, if you should decide to put your child/children into a private school thus negating the need to be in a neighborhood with a particular school in its district.
Now, regarding what you may or may not know about Fort Lauderdale - are you asking about the Fort Lauderdale area or the city itself? Regardless, Broward County has a lot to offer families - with area schools for consideration: University Lower School, Candil Jacaranda (Montessori), Parkway Christian in Southwest Ranches and Weston public schools receive accolades every year.
