Not giving legal advice here (we Realtors are not licensed or trained to do so), but did you offer your house with 5% commission EXCEPT to Realtors? If you didn't make exclusions right from the start, don't change the game afterwards, but be fair and count yourself lucky to have found a buyer.
In this market, doesn't it seem a better choice to pay 5% and sell now versus save 5% and sell [when?]
Remember, greed is not good.

Phil,
as a CIPS, I deal mostly with internationals, and have never heard or encountered this requirement. Closings took place as soon as incoming funds were cleared by the receiving bank. It very much seems like someone gave/sent your wrong information.

it's not a clear-cut situation, and not only a money matter.
Renting: +avoid the current market slump, get a better price when you sell later -you become an absentee landlord -who knows when the market will improve, one year may not be enough time -lots of sellers not wanting to sell right now are your competition
Selling: +avoids becoming a long-distance landlord -probably less money now than at a later sale.
Talk it over with two or three recommended realtors who work your area, and if necessary contact one of us here for some more arms' length advice afterwards.

for individual regions, you may have to contact each Board of Realtors (our local real estate organisations) for the data, otherwise Trulia or Zillow was a good tip. I doubt though that you will inventory and absorption rates for 12 years. I'm running my own data because I have never found them anywhere else.
