I will set up a Buyer web site, customized with multiple searches, to find and download new properties as they come on the MLS. Using the site at your convenience, you can peruse multiple photos of the properties and view maps and demographic information. If you see a property you like, call me to set up a showing! If you find properties from any other source, just give me the address or MLS number, and I will add it to your site. See how convenient it is to manage your searches and favorites online from any computer.
In addition to helping you find the right home, I will assist you in arranging financing, negotiating the deal, and handling the details of the transaction to ensure a smooth closing.
For Sellers
My goal is to sell your home, not just list it. I use web marketing in addition to traditional methods to market your home. Sellers can also take advantage of a custom web site to stay apprised of comparable listings as they become available. Knowing what the competion is doing helps us to know where your home should be positioned on the market. I will provide you with information regarding current market conditions, tips on preparing your home for sale and keep you informed about the selling process. Five Oaks is located at the corner of Shields and Horsetooth. One of the positive features of this community is its proximity to the foothills trails/open space and the Harmony corridor. It is also within a few minutes drive/bike ride of CSU. There are five villages with varying price points in the community. The style of the buildings is attractive and each community has its own look and feel. Do you have a dog? There is a dog park at the west end of Horsetooth in the new Spring Canyon Community Park. First of all, thank you for serving! My best advice to you in buying a home is to choose one that is in a location where it could possibly be an executive rental. Depending on your downpayment, etc., it may not be possible to cover your entire mortgage with the monthly rent. - Thu May 8 2008, 14:45
You have probably closed on your new home by now! Congratulations! Fort Collins is not a "soft" market. I have heard that some zip codes in Loveland and Greeley are considered "depreciating" by lenders. In these markets, they do require a larger downpayment for certain types of loans. Don't "freak out" by what you read on the internet. Just like real estate information that is published in national newspapers, much of the information is not transferrable to the local market. Your lender will let you know immediately if you need to come up with a larger downpayment if, in fact, your home is located in an affected area. - Thu May 8 2008, 14:36
The answer depends on a number of things. First of all, is your home in an appreciating neighborhood? Does the neighborhood have highly rated schools? Are there more owners than renters? You should obtain a market analysis from a professional Realtor in order to make the best decision possible. Depending on the home's condition, location, price point, etc., it may be in your best interest to sell or to wait.
