I would suggest first getting a solid preapproval. Once you know your price range, start driving the areas that have homes priced within that range. I am interested to buy house in Westover, Stamford

Welcome to CT and especially Stamford. It's a great city and I'm sure you'll be happy here. The London Ln home is a nice house in a sought after area (Westover). I also have a home in the Westover area on, Westover Lane that is not currently on the market, but will be soon. If you would like to preview it, let me know. It's a wonderful 4 bd, 2 full 1 half bth, huge family and living room, eat in kitchen and large dinning room. 2 wood burning fireplaces and a massive playroom w/ basement. Like Cathrine said, commission's are negotiable. The seller typically is paying the commission rate for both the buyer's agent and the seller. I wouldn't go in thinking that if you are unrepresented that you'll get a better deal on the home. Also, I wouldn't trust that you'll have an easy go through the entire process without representation. A Realtor will be able to help guide you to the correct offering price. Do you understand the entire buying and closing process? Do you know when to get inspections, where to find them (are they reputable), how soon do repairs have to be made and how do you get that accomplished? Lawyers, title search, title insurance? These are just a few of the many items your Realtor will assist you with. You'll always do better with representation.

One last thing...When you are shopping and you find the items without the help of an employee...do you expect that the item should be discounted? I know what you are saying and I'm not trying to anger you with that last thought, but know this...Your Realtor will work for that commission. Good luck.

No there is no cost. The seller agrees upon a set commission rate with their agent's brokerage firm. It can only help you as a buyer to have your own representation. It is always better to have a non bias point of view on your side. You also should never rush into a home purchase. Have a look around with a Realtor and then make an educated choice. Good luck. Are you working with an agent? They should be able to advise you on the proper price for the unit. If you are not working with a Realtor, then you are at a disadvantage and are somewhat guessing at a correct/good price for the condo. But the answer is no you aren't crazy to offer less. But, be careful that you don't offend and anger the sellers with your offer - some sellers won't work with you if your first offer is too low. I just had a bidding war on a home I sold in Bridgeport and that's exactly what happened. One of the offers just simply angered the owners. If you would like info on the comps in the area that would help you zero in on a correct price to offer let me know. Call me at (203) 979-2132. Good Luck.
