About Me
I have lived in Central Florida since 1972 and Lake County, which is just North of Orlando, since 1978. I have seen the transition of the area from orange groves, cattle and retirees, to a thriving bedroom community for the Orlando area and the attractions! We have managed to maintain the natural beauty of our resources and the outstanding quality of life offered here. It is a great place to start out, raise kids and retire. We don't worry about the hustle and bustle of the metropolitan areas, but when we want the excitement and activity - we are just a short drive away. We are convenient to the attractions and beaches, with a very unique terrain of rolling hills, valleys, crystal clear streams, rivers, springs, and over a 1,000 lakes including a chain of very large lakes providing interior access to the Atlantic Ocean. We also have many of the finest retirement communities in Florida and the country. I am very knowledgeable about this area and will be happy to guide you in making a wise selection for your new home. Hi David,

In general, there is nothing to worry about with title companies, but I have seen problems arise in the past. With the way the current economy has been, it is probably not a bad idea to play it safe. If you are working with a local agent, they are usually pretty knowledgeable about the reputable companies. The following is the web address for the Florida Office of Insurance Regulation, and title companies are regulated by that agency: http://www.floir.com/ . If this does not show up as a link, either copy and paste into your browser, or type the address in to access that site. In the cases I have seen where a problem arises, the state is usually pretty good at getting the problems resolved. If the principals of the company don't resolve the problems, they can face criminal charges. Better safe than sorry, though, because it still can be a real hassle and concern because of the problems that arise. It is very possible, also, that there may be other laws involved when the money is submitted electronically. The state department should be able to direct you to the proper sources to help you.

Waterfront property?

Congratulations on your new home! Yes, homes with water frontage are much more popular with most Buyers than "dry" properties., and people will pay the higher prices to get them. Usually, Buyers who are looking for waterfront homes won't settle for anything else. This is especially true if they lead to very desirable recreational waterways, or allow for boathouses or docks. There is just something very rejuvenating about having a view of water , even for people who are not really into boating, and a Buyer will pay more for homes that have nice views.

We have various times of drought in my area, and when levels drop down, the canals can get overgrown and clogged up. The Buyers who can overlook this (usually) temporary condition end up getting some phenomenal deals, because prices tend to be lower then. I bet if your canal had been clear when you purchased your home, you likely would have had to pay more for it.

Once again, congratulations! Now you may want to look for a good deal on a boat!

Definitely Lake County, just North of Orlando and East of Disney World area! Stunning rolling hills, gorgeous vegetation, thousands of lakes, crystal clear springs and spring runs, low crime, good quality of life and great values. We are a bedroom community for Orlando, as well as, a retirement haven. For myself - I moved here from Orlando when I married and had children who are (just now barely) grown and I still love it as much as when I came here! Lovely slower pace and unparalleled natural beauty. Some of the quaint villages and towns have a festival flair and a New England flair with cute vintage cottage styles of homes. Many are situated ont he shores of some of the larger lakes in a phenomenal chain of lakes within the county boundaries - with one lake consisting of almost 16,000 acres. The lakes in the chain range from about 400, with one at 4,000 and two more around 8,000 and 10,000. Lake Yale, which is located north of the charming town of Eustis, is a landlocked lake of 4,000 acres. To the north is the Ocala National Forest which is the home of the famous Silver Springs (if you remember the tv show Sea Hunt, that was filmed there, and the Tarzan movies were filmed on the Silver River), and also other springs, including Alexander Springs and Silver Glen Springs. Lake George, on the north end of the county, is the second largest lake in Florida behind Lake Okeechobee. The St. Johns River flows out of north end of the Harris Chain of Lakes all the way north to the Atlantic Ocean in Jacksonville, on which you can travel by boat from here to the Atlantic Ocean.

Hi Tony,

No, that price is not correct. I am not sure where you saw it, but in the Multiple Listing Service, it is shown as $599,000. This is a reduction in the original listing price when it was listed June 11, 2008, at $658,000. This property is being offered as a "short sale", meaning that the listed price is insufficient to satisfy liens on the property, and any contract price is subject to the approval of the lienholder(s). If that price had been correct, that would have been some deal, indeed!
