About Me
Putting together a quick biography about myself is not my favorite thing to do, however, here are a few brief things about me that I would like you to know:

1. I will work hard for YOUR best interest. That is my job.
2. Buying or Selling a home is one of the biggest decisions in people’s lives. I don’t take that lightly.
3. I really don’t like it when people over-promise and under-deliver. I strive to do the opposite.
4. I am confident in my abilities as a realtor and I want you to feel that way, too.
5. My continuing education results in better service for you.
6. My favorite transactions have been those where I have made a good friend or two.
7. I grew up in Wisconsin and I am a loyal Packer and Badger Fan.
8. Will I find your dream home? I will do my very best even if it takes longer than expected.
9. I’m always up for a game of Ultimate Frisbee.
10. If I didn't have patience, I wouldn't be a real estate agent.

12. I’m not a big fan of people being treated like a number or a paycheck.
13. When I say “My pleasure,” I mean it.
14. I don’t take advantage of being outdoors in the National Park as much as I’d like to.
15. Family really does come first. I love my wife and 3 kids.
16. I reserve Sundays for my Family. I won't ask you to do business on a Sunday, either.
17. My goal is to make every one of my clients feel as if they are my most important client.
18. I have reached where I am today only by the Grace of God.
19. Jesus Christ is my Savior.

I just stumbled upon your post today. Have you had your questions answered yet to your satisfaction?

As far as I know, there is no way for you as an individual to post a property to the local MLS. The only option you have is use a full service realtor or a discount realtor to post your property for you. If all you want is someone to post your property in the MLS, you may be able to find someone to do it for a fee. Once it is on the MLS, there will be no readily apparent distinction between your listing and any others.

My apologies for not seeing your questions sooner. I just stumbled upon it today.

Susan Walker's comments are accurate and a great start to answering your question. The assessors office at Larimer County uses a computerized formula as the predominate source of coming up with the appraised value. As with any online or computer generated opinion of value, it is extremely difficult to accurately and consistently come up with values that are in the right ballpark. That is why there is a process to contest the value that is generated by the county.

My best advice is to compare the subject property with recent comparable sold properties along with what else is currently available for sale. Market Value is found when a willing and informed buyer and a willing and informed seller agree on a price that is acceptable to each party. Everything else is some degree of "guess work" in my opinion. This is why I don't envy the job of a real estate appraiser.

Thanks for your question about the market in Estes Park. I'm sorry I didn't notice your question sooner, but I just stumbled upon it today.

The market is relatively strong in Estes Park. The number of sales has dropped a bit this summer vs last summer but our median price is staying fairly flat for the last while. My opinion is that there are some good deals to be found, but the majority of homeowners are willing to wait out the dip in demand in order to get their price.
