About Me
I was born and raised in Elkhart County. I lived in Sarasota, Florida for 25+yrs, but the call of Hoosier-land and family brought me home 7 yrs ago. I have been in sales all my life and in that time the varied personalities, business structures and technologies which are all constantly changing taught me the importance of listening to your customer, delivering on your promises and taking quick pro-active action will always put you on top.

I purchased my first home as a single mother and have owned, remodeled and custom built homes since then. I also owned and leased commercial and single family homes for investment over the last 30 yrs. Sal, 11yrs ago people were just starting to test for radon.(my husband was one of the first techs certified to test in the state of FL-we had a testing lab). It wasnt a widely accepted practice to test in those days. The cans are placed in the lowest level , since the gas seeps up from the ground. The closed in atmosphere of the basement is most conducive to getting a reading. If we placed cans in the living area of the home, owners were instructed to not open any doors or windows during the testing period. I am not an expert, and certainly standards may have changed, so you might want to verify or question your home inspector about the current testing practices.

If you sell the home and their home inspection has a radon test done and they come up with a high level, you may have to pay for mitigation, but that would be a point of negotiation on your contract between you and the buyers. Good Luck with it - Wed Oct 8 2008, 16:41

I agree with Bill, explore your options. You need to check out home insurance costs before doing anything in the coastal areas of FL these days. I had a talk with a Ft Myers resident this year and they said their home insurance premium was several thousand dollars a year! I lived in Sarasota& North Port and worked between Bradenton and Marco Island for years, (outside sales rep). My favorite place to live was the Port Charlotte/North Port area. Pace was slower, it still managed to retain some of its "old Florida" flavor and it was less expensive than Sarasota. I would stay out of East Fort Myers, its not that bad, but there are better spots to choose. Lehigh is too far from the beach for what you are describing. Enjoy and good luck! - Wed Oct 8 2008, 05:13

Unfortunately Cathy, theres not much you can do. Your agent needs to stay in contact, daily if necessary to get this done. Patience is key when dealing with any short sales or foreclosures. You must wait on all the folks that have to sign on and off of these deals and they are so swamped these days, the squeeky wheel gets the grease! Just make sure your agent is persistently nice, take them donuts..do anything to get your paperwork to the top of the piles on the desk and you will get this deal closed! Would you be willing to do a land contract or rent to own?

I would follow the link from Trulia to the C21 website where you can see the listing agents names, contact them and have them ask the builder. Some builders are desparate enough they might be willing to work something out. Only problem is generally with a land contract you have to put down at least 20% down, but each one is different. You need to have an agent representing you, I would look around and find one you like that you can work with and have them go to bat for you. Good Luck!! - Tue Oct 7 2008, 08:44

I agree with Erik. I would add that if you dont have room to do a walkin, then at the least, add some nice (not wire) closet organizers to best utilize the space you have. That little extra punch adds up, especially if its in each bedroom closet. Make sure your master bath has 2 vanity sinks. The biggest complaint I hear, even in some of the new construction is the lack of 2 sinks in the master baths. - Sat Oct 4 2008, 14:14
