Your Business and Referrals mean a lot to me. Thanks for Inquiring.
"As a first-time home buyer I had done some research on the process but obviously had no first-hand experience. You made this a pain-free, almost stress-free process (how can signing up for thousands and thousands of dollars of debt not invoke some stress). You walked me through the process so I knew what we'd be doing and when and gave me good advice throughout the experience that helped me in my decision making. I always felt like I was in control, never felt any pressure from you to go in a certain direction. Most importantly, to me, I think was your responsiveness. I'd call or email you and I never had to wait long for an answer. The fact that it was only six weeks from the day we first sat down and talked to the day I closed on the "Heftman Ranch" was incredible. And last but not least, you helped me assemble a great team of professionals with your referrals of Angela and Bill. There will be no hesitation in my referring your services to others.
Gino, thanks again for all your help. I still owe you lunch"

Hi Michelle,
I can not see the property you are referring to. What is the address or MLS number? - Tue Oct 28 2008, 07:05
Buyers would prefer Hardwood Floors - It looks Richer. You can muffle the noise and compromise with your husband by adding a beautiful throw rug with a nice soft pad underneath. The rug can add color to the room as well.
If money isn't an issue and your not looking for all the money to come back from a resale perspective - go with the hardwood floors. I think you'll be happier as well.

Yes and you should be able to get for under $300,000 if you are working with an aggressive realtor. E-mail me at gmetallo@comcast.net if you have any further questions or need help. - Tue Sep 23 2008, 13:21
In all honestly one item doesn't increase value.
Hardwood floors are more valuable than carpet but if the rest of the home isn't up to par, the hardwood floors isn't increasing value of your home.
However to simply answer your questions without any "variables or what ifs" you should get .20 to .30 cents back per dollar.
Also speaking, harwdwood floors may help you SELL the home faster than carpet or vinyl.
If you are thinking of selling soon, I can stop by an share more of my thoughts on what "Buyers" are looking for in a home. E-mail me at gmetallo@comcast.net. - Sat Sep 13 2008, 15:31

Being ranked on the MLS is generally a non-important factor to the consumer and I truly agree. Your main focus should be on an Agent's Personal Attention to your needs.
However, I have been ranked #1 in Land sales from Oak Brook, IL to St.Charles, IL since 2006. I credit this to the Marketing that I provide to my Sellers and to my own dedication in being the best I can be. I don't believe this defines who I am. I do believe my Personal Attention to my Client's needs better defines who I really am.
I Sell/List both Residential and Commercial Real Estate. Commercial is more an investment to clients. There is no emotion - strictly a numbers game. Either, financially it makes sense or not.
That's why I prefer Residential. It's about Emotion and it's about Accomplishment. People work hard and sacrafice to purchase their homes. Everytime I hand over a set of keys to someone the enjoyment on their faces is priceless. The ideas in decorating, remodeling, finishing and landscaping is endless - I Love it!
