Here's something different. This section says it's "About Me", but it's not really about ME is it? It's about YOU and how myself and my partner Nancy Milton can put our expertise to work for you.

how do i get my home listed on trulia?

Feel free to send me an e-mail with the address or MLS number for your home. I just started working with a pre-approved buyer that is interested in either Edwardsville or Glen Carbon. Who knows, maybe they will be a match.

Hi Randy,

As of right now, only agents can list homes on Trulia. If you are selling your home yourself, there are other websites available that will allow homes to be listed For Sale By Owner.

Also, please keep me in mind if you are considering interviewing agents to sell your home. I work with a partner, and we run our business a little differently than traditional realtors.

Hi,

Congratulations on selling your home.

My real estate broker allows us to do what is called a one-time listing where we can use our board contracts and disclosures for a % of the sale price. If you have questions, let me know.

As far as closing costs, you can call a local title company and they can give you their rates. I would figure around 2% of your sales price. This percentage also includes your property taxes and other expenses that owners selling their home may not know about.

Are you using a buyer's agent to help you with the transaction? If you are they should do a market analysis on the house for you before you purchase it to make sure you're not overpaying. If you have any other questions, or need an agent to represent you as a buyer (this service is paid for by the seller at closing) feel free to contact me. Selling home in Edwardsville, IL

I've done a bit of research on your home. Since I'm a local agent I would be happy to help you however I can. The only snag is that you are listed with a flat fee service, so therefore I can only do certain things for you called "ministerial acts" - that bascially means I can treat you as a consumer, but not a client. In fact, we do a lot of work with FSBO's to help them try and sell on their own... it is our "niche" so to speak. We are very familiar with the trials, questions, etc. that FSBO's face. As an agent active in the Edwardsville market, I can tell you that it is definitely a buyer's market at this point in time. Our office has a lot of inventory, and unfortunately so do a lot of others. As the Demarest Team pointed out below it is a very good idea to try and scope out the competition. Check the local real estate companies websites to view when they will be holding Open Houses in homes similiar to yours. My company, Coldwell Banker Brown Realtors posts open houses online at http://www.brownrealtors.com. Another great website to check out the competition is http://www.gatewayhouseview.com This will allow you access to virtual tours.

If your agent is following up on leads, holding open houses, and agressively marketing the property both online and in print advertising then it is really just a matter of time, condition or price. Without a little more information, it's hard for me to specifically pin point what the problem may be. How long has your house been on the market? Have you made any price adjustments? Is the home in "move-in" condition, or would a new owner have to do some work? Also, you may want to search online for home staging tips if you haven't staged your home.
