In addition to being a licensed Real Estate Salesperson with Hallmark Sotheby's International Realty, I am also a Certified Residential Real Estate Appraiser. My extensive appraisal experience gives me keen insight into market values which is a benefit to both buyers and sellers alike. For buyers, I make sure they don't pay a penny more than the prospective property is truly worth in today's market. For sellers I make sure they accurately price their property in order to maximize returns and minimize time on market.
Most Realtors can only provide a CMA (comparative market analysis), but I take it one step further and provide my clients with Certified Residential Appraisal, the same report Fannie Mae and Freddie Mac require for lending purposes ($300 value).

The MLS is showing 6 rental properties currently available in Westwood, ranging from a 1 bedroom, 1 bath apartment for $1,210/month to a 3,000 SF 4-bedroom, 3-bath single family home for $2,800/month. You are right, schools are good and it's only about 20 minutes to Boston. There is also commuter rail service into Boston as well. For a little more money, you might want to check out Needham, MA as well. Great schools, more rentals (28 active rentals right now) and close to Boston as well.

I believe that Hardie Plank (or shingles) are looked upon favorably as a siding option. A majority of the builders in the south use this product due to its durability. It is newer to this part of the country, but is catching on. Overall, I would say that fiber cement siding is a more attractive option than vinyl. It looks like your home has been on the MLS for 18 days as of today. The pictures look fine and I agree the price seems appropriate. Homes in your price range in Bellingham are taking an average of 86 days to sell. Hold tight. Keep the house in "model home" condition as much as possible. It will sell. I know that doesn't offer any comfort given your circumstances, but keep your chin up. The volatile markets kept things a little slow around these parts lately, but the buyers will be back. Your house looks great and I see no reason why it won't sell. Try and relax. The buyers will come.

Congratulations on finding a home you love! And you STILL love after the inspection! : )
$1,500 seems like a VERY little amount to lose a deal over. Not sure what the price point is, but still $1,500 seems minuscule! Get creative.... The agents involved will HATE me for saying this, but sometimes deals comes together when each agent is willing to concede a small portion of their commission. I've done it before.
Also, keep in mind sellers who claim they are "firm" on pricing sometimes become "less firm" when the deal is in jeopardy of falling apart. Tough line to walk sometimes, especially when you LOVE the home.
But at the end of the day, this sounds like a good house for you guys and $1,500 seems like a very reasonable amount to get creatively negotiated. You will get some other suggestions here. And some Realtors calling for my head for mentioning commission. : )
