About Me
Having grown up in the city of Detroit in the early 70's I have seen the city in its various stages of development. I had a great childhood with the ability to explore and learn from many of the city's gifts in entertainment and culture. Having fallen into real estate by chance through a friend in the late 90's, I have come to realize my calling. Showing those that want to relocate, move, and/or invest in the city of Detroit requires one to be well versed in city policies and requirements, not to mention well acquainted with the great residential and multi- family options that exist throughout the Metro Detroit Area. I want to share my love and passion for Detroit to all those that want to learn why I have chosen to live here and continue to help promote it.

Help, listing question

If you are offering a commission to your listing agent and a possible selling agent if one brings the sale for your home then in total just as a rough estimate you want to factor about 9% of the selling price the amount you will pay out in commissions and transfers taxes to cover the sale. Work your way backwards from that to determine what you will have to list you home at and give you wiggle room to negotiate.

how much is the hoa?

what does acr mean?

ACR- is the abbreviation for accepting the condition of the property when sold. In the city of Detroit ACR's are required any time a residential property under 4 units is sold and resold and such much be agreed to prior to closing on such a property otherwise the property will not close. As a buyer you are often asked to "sign off on ACR" which means that you have to get a copy of the inspection report ordered by the Seller(which in cases of buying foreclosures and As Is properties, buyer is usually required to pay for it), take it down to the city county building yourself with proper ID, and there you get a notarized ACR that you must bring with you to closing. Only originals not copies will be acceptable at closing. Now the ACR means you are accepting the property AS IS in the sale and AGREE that if any issues are cited in the inspection you agree to get them resolved. When the ACR is cited in listing descriptions it must be addressed by closing or a deal can and will fall thru. It is important to check the municipalities that require such inspections ahead of time so that issue is not a holding block to the closing. - Fri Oct 3 2008, 06:19

I am an agent and am currently working with a couple that have a fabulous home in Downtown Ann Arbor they are selling. I have yet to see it but I know they are listing it with a local Realtor. It is important to work with an agent that knows the area well that would like to relocate to. I work for a large firm in Michigan and I know there are agents in the Ann Arbor area that can help you.
