Charlie, there is only one home on Marshbrook Way, and its address is 4510 Marshbrook, and it is on the market for over 900,000. Realtytrac has apparently found its way onto Trulia, and realtytrac has a system that uploads any property anytime a lis pendens filing takes place. This can be a filing for ANY lien against a property, sometimes making a million dollar property look like you might pick it up for pennies on the dollar!! I would imagine that this is the case with this property. If you would like information regarding short sale or foreclosure property in Destin, I would be happy to assist you. The property you are probably asking about is not on the market, unless it is this one priced at almost a million dollars. Not to say that one might not be coming up--but that lien could be paid off at any time, and the lis pendens could be cancelled, and realty trac is not real quick to update its information. Charlie, Wendy is right, the best source is a realtor--and the best news is that as a buyer, you don't pay for those services--the seller does. I would be happy to get you started on your way to finding that perfect bargain--but remember, the best bargains are not always foreclosures--foreclosures and short sales are "as is sales", so you lose many of the options and protections that you would otherwise have--and a motivated seller who is not upside down on a mortgage can be in the long run a better deal for you!! You could start by searching out a realtor that works with first time homebuyers (they can help to educate you in the process). I can get you a referral if you would like. Also, it is not too early to talk to a couple of mortgage companies to see who specializes in Rural Housing programs--there are still 100% financing options out there for you to take advantage of. Some mortgage companies are better at assisting with VA and FHA programs than others--all are not the same. Shop for the best products for your individual needs. I know Countrywide has gotten a lot of negative news lately, but I have an officer here who does excellent work!! I have also had good luck with Suntrust. It is great if you get pre qualified before starting your search so you have more information to share with your realtor. Good luck, and happy house hunting--it is a GREAT time to buy a house!! It would depend on what you were trying to close. If you are talking about a short sale, it can take as much as 120 days. If it is a foreclosure, it would likely be around 60 days. Anytime you have a bank involved in the decision making process, it takes more time. For a standard home purchase (and you can get some fantastic deals without going to bank owned or short sale) the sale can easily be accomplished within a 45 day time period.
