My input is that you mostly get what you pay for in life. If I were you I would hire a full service Realtor to professionally market it and get it sold. Especially in a long distance relationship.

Any foreclosure specialists? We want a great deal in a great neighborhood.

What you need to do is begin working with an agent who has good information and then be ready to pounce on the good deals when they present themselves. You are not the only one who is looking for a great deal.

The "good deal" homes on the market that are under $150K are seeing multiple offers. I work with a company who is a leader in tracking real estate trends in the different neighborhoods and I receive a Hot Sheet daily that shows the new entries to the market that are substantially below market value. Some neighborhoods have shown a downward trend and may be at the bottom of the market; others have seen no decline and may not see one.

There are many questions for you to consider: Are you buying the house as a primary residence or for a rental or to fix & flip? Do you want a place that needs rehabilitation? What is your definition of a "great neighborhood" ?

I'm happy to discuss all of that with you if you so desire.

What you do is find the right realtor and get to work on it. There are far fewer foreclosures in the area you are describing than there are in some of the Denver Metro Areas. So, don't expect it to happen overnight. A bit of patience is called for.
You can search bank owned homes in that area on my website, referenced below. But, your best bet may be to make an offer on a short sale, which is not yet bank owned.I'd be happy to meet with you and discuss the process.
