You don't mention if your home is listed by a real estate agent. I have had one cohousing listing, about 4 years ago.
The link below has ads for cohousing, and I believe that folks who know about cohousing and are looking for that lifestyle will find this website and search for a home this way.
If you list with a real estate agent, the multilist will give you access to lots of buyers, but not necessarily the buyer you are seeking.
Perhaps other cooperative ventures (CSAs, other coops) might advertise your home to their members.
I love the concept of cohousing, and hope to see the movement grow.

Three weeks seems like a long time for a cash offer to fly or fail. Usually there is a period of a week or so to verify that the funds are available. There are home inspections and negotiations regarding those inspections, as well as title work.
What is your agent telling you? Your agent should be talking with the listing agent to see when that agent thinks this deal will sink or swim.

I have seen termites in Denver. The general inspectors recommended that the buyer have a termite inspection, and in those cases, termites were present. The two neighborhoods I recall this happening in are University Hills and Washington Park. The termite inspectors explained that once in an area, the subterranean termites move from one house to another, sometimes under the paved street.
