Buyers Market.. Look at homes. What are your long term plans. You can but homes in that area but are they worth it??

First off.. Price per square foot is not a good indicator of value and this is from not me but a national appraiser that does this all over.
your questions are what do the homes look like at 400k? She should have hand picked an appraisor, if that is the case that appraisor should have not appraised it that high.
Seems to be major issues here. Who represented her? Who was her appraisor? What kind of financing is she getting?
