When you say 'taxes' are you referring to the difference between the property taxes for homesteaders vs. snowbirds? First of all, homestead exempts up to about 50,000 of the value of your home or several hundred dollars only. Also, you can declare homestead exemption if you spend 6 months plus 1 day per year in residence. You can still be snowbirds. Call me for additional information. Visit my website at

I'm familiar with the development. I believe a lot of it is still under construction. They are 3 story townhomes (kinda like living in a stairmaster). There are 9 of them on the market ranging in price from $249,900 to $360,000. It is most definitely walking distance. - Wed Aug 13 2008, 20:33

I live and work in Delray and would be happy to help you. There is a lot of new construction in downtown Delray and there is nothing wrong with the construction. Building codes in South Florida are very strict due to our propensity for hurricanes. You can get brand a brand new townhome with a garage for as little as $275,000. Audrey, in this market, you should definitely have a contract in place for the sale of your home before committing to purchasing another UNLESS you are comfortable carrying the cost of owning 2 homes at once. This is a buyers market and that means that homes are taking longer to sell and there are many choices for buyers.
You home could take months to sell if it is not priced correctly. I suggest contacting and listing your home with an EXPERIENCED realtor in your area. You might miss getting this house that you really like right now but there will be plenty of choices for you when you are ready.
