Hi Gary!

It depends on what the market analysis looks like. Are homes with similar square footage in the same neighborhood selling for that price or lower? That determines the price the home is worth and the offer that should be made. I never allow my clients to make an offer without seeing a market analysis first. According to the Dayton MLS, the listing agreement expired 9/13/08. The tax records show that the home did not sell recently, so maybe the sellers decided to wait to relist the home. You can always mail a letter to see if they are still interested in selling, or I would be happy to do so for you. Please let me know if you have anymore questions.

Hi Robert!

I understand your concerns and I would have the same reaction. When submitting an offer on a bank owned property the Realtor representing you can request that the bank respond with a formal, signed rejection. That should ease your concerns, and then you have proof that the offer was presented. In Ohio, all offers - verbal and written should be presented according to real estate law.
