According to Georgia Real Estate Commission, an agent is required to submit any written offer to the seller. I would advise having a buyer's agent represent you when you are looking to purchase a property. It is a free service to you and that agent is looking out for your best interest not the seller. If you submit an offer in writing and the agent still doesn't take it to the bank, you can call the Georgia Real Estate Commission and report them. - Wed Jul 30 2008, 07:08

I am a local realtor and I live in Hiram as well and I can tell you there are buyers looking in the Paulding County area. The major problem for our market currently is the number of foreclosures for sale. Paulidng County had the highest number of foreclosures advertised in the local paper(Dallas New Era) this past month with over 300 properties. Buyers are aware of the market condition and are looking for deals right now. Banks are taking huge hits on foreclosed properties and buyers are getting houses well below market value. It is tough for most sellers to compete with that price wise.
As a seller in the current market, you not only have to price it right, but having your home "staged" will give you an edge. Also, make sure you have the most photos and the best quality photos possible. Realtor.com is the number one website searched by buyers. Ask your agent to put the most photos possible (25) to increase possible showings.

That listing sounds like a foreclosure. Banks do not provide a seller's disclosure on a property because they have never actually occupied the property and therefore do not have details as to the condition. Foreclosures are also usually countered with addendums because the seller(bank) has properties throughout the US and every state has different standard contracts. The addendums make it easier for them to counter offers and make sure the contract includes the stipulations they want covered.

Yes. Foreclosed properties are first offered to the highest bidder on the court house steps. If there are no takers at that time the bank takes possession of the property and after securing vacancy, researching the title and determining the asking price, the bank usually list the property for sale with local real estate broker. Buyers can then view the property and make offers just like any other listing. There are some general stipulations with most foreclosures that include using an attorney of the seller's choice and purchasing property "as is" but you can finance the purchases or pay cash.
HUD foreclosures are listed with brokers as well; however, offers must be submitted online through a HUD approved broker.

Some of the best scoring (CRCT Testing) elementary schools in Douglas County include Holly Springs, Winston, Mount Carmel, Mirror Lake, Chapel Hills, Dorsett Shoals and Arbor Station. There is also a portion of Doulgasville located in Paulding County.
