"I want everyone to know that I first started asking Tom questions even before my BK was discharged. There were several months I emailed and called him even before I applied for my mortgage. He was great throughout the whole process and even called to follow up after we moved in. Tom was always a calming influence and patiently listened to me when I was freaking out. Overall it was a fairly quick close--less than 30 days from when I first put in an offer on the house. Why won't bank consider FHA for REO, I'm preapproved,?

In my experience.... the bank doesn't want to do any repairs and they already know that it will not pass inspection. So, in their short sightedness..... they just take conventional only which leaves 60% of th potential buyers out. - Fri Nov 14 2008, 10:41

Hi Wendy!!

Yes, VA still offers 100% financing(zero down).

The published ratios are 31%/43% with the first number being housing ratio and the second number being total expense ratio(house principle + interest + taxes + insurance + homeowner's association dues + all debts).

These are published guidelines for a manual underwrite.... if accepted by Automated Underwriting(the computer says yes or no) then we could accept higher.

If you have high scores and savings.... the computer usually accepts higher ratios. If you have low scores and no savings, then the computer will be a little more conservative.

The only way to know is by applying with a lender that does VA loans. Please let me know if I can answer any more questions.

What are your credit scores?
How much do you want to put down?
Have you looked into homeowner's insurance for this property.... it can vary.

You would be crazy to buy ANY home without an inspection.
