David,

Typically there is a window of time called the option period where you can obtain your financing. It doesn't take long to get pre qualified ..I would highly recommend you do that ASAP. It is always best to know what you qualify for and see if there are any issues that may need to be addressed before you start putting in offers. I am sure there is a good reason of why you were encouraged to do it this way...but move quickly and get the pre qualification done. I would be happy to help if you want to do complete today please call me. - Tue Oct 7 2008, 13:55

credit reapair companies

Leesa Sandoval answered:
Oliver I think credit repair companies are great if you work with a good one. Like in any business there are good and bad ones. I have also seen many people like yourself thinking they need credit repair to get into a home and that may not be the case. However if you are fairly sure you need a higher credit score to get approved I work with Nancy Lubertazzo at Global Advantage. 972-867-7350 x1012 I have put many customers through her program and get rave reviews on her service and the work speaks for itself when I see the results of the credit score. Good luck. - Wed Oct 1 2008, 12:22

Going through divorce, can I get my name off of loan this way...?

Leesa Sandoval answered:
In order to remove anyone from the loan a refinance will be required. There is no way of switching out or replacing borrowers. - Mon Aug 25 2008, 10:22

It has been my experience that they will do nothing extra ordinary for you in these situations. They will proceed and finish up the foreclosure on the next possible date and then can proceed forward with your purchase. Sorry but these things do happen and unfortunatly foreclosure sales can take a really long time to close. It does still amaze me that they do not move faster when a house is setting empty. I have one right now where we have been waiting 60 days to hear back on offer acceptance because of the red tape. Best of luck to you ...they do take awhile but typically you are getting a great deal on the home..but they move at there own pace. - Fri Aug 22 2008, 06:34
