Is this house in Dallas county?
You can go to the Dallas county website and look through deed information if you know when the house was purchased. The deed will have their loan amount. You are do the math to figure approximately how much they owe if they have not been paying extra principal. - Sat Sep 13 2008, 15:08
I think the market is great here. If you have a nice home with a lot of upgrades, and it is priced right, it will sell. I am in a bidding war right now on one in an area with a lot of inventory.
If you are buyer, this is a great time to buy. There are close out deals from builders and a lot of foreclosures which are low priced. Inventory is up so lots of choices. Not every person is willing to negotiate hard, but lots are ready to sell and will. - Thu Jul 17 2008, 15:01
Jen, I would recommend you work with an agent who sells in a lot of different areas of town to find the one that is best for you. All the suggestions so far are excellent. I would say anything close to Uptown would be great if you would like your child in private schools. All my young clients love that area.

I love Flower Mound. However, as a single mom, I would not choose it. I was a single mom living in the suburb of Arlington and quickly moved back into Dallas for the same reasons you stated. Flower Mound is pretty suburban with not many restaurants or much night life. I have found that a lot of single people your age want to be near Uptown which is just north of Downtown Dallas. The problem is that it is not family oriented and schools are not good. We do have a number of private schools, however, that might give you the best of both worlds.
Your best bet is to pick a realtor who works a wide variety of areas, look at some homes or townhouses in a number of different areas, and then do some online research to look for nightlife spots. email or call if I can help. - Thu Jul 17 2008, 07:15
You need a good realtor and a good title company to protect your interests. A quit claim deed is very dangerous. I had a property tied up for months because the quit claim deed done when a couple split was done incorrectly. We almost never closed. The property was a for sale by owner. - Thu Jul 17 2008, 07:02
I particularly like that area because I lived in Lake Highlands for a number of years.
The best place to invest is where you find the best deal and where homes are selling and are not on the market a long long time.
I have found an excellent example of this of a home owned by a relocation company. It would make a great fix and flip investment.
I also find a lot of under priced homes that would make good rentals.

I am a specialist in matching lifestyle and personality to the right part of the DFW metroplex. Many agents push the area that they live in or are most familiar with as the best part of town to live in. It may be the best part of town for me, but that does not mean it is for you.
I also have sold a large number of investment properties. I understand the numbers and what it takes to make a good investment whether it be for flipping or a rental property. I just sold someone a HUD hometo use as a rental. He was able to buy it for $60,000 below appraised value!
