The CO has nothing to do with home inspection, it is part of the "paperwork" which is your attorney's responsibility to check is in place, or if not, that you are happy to buy "as is" without CO. I don't think your attorney can reasonably argue that you didn't care about CO's for the property unless listing details provided to you by RE Agent disclosed that part of the property did not have CO. If they did not disclose there were COs missing, that's another person you can go after. I don't think you can really tell unfortunately as it will vary from home to home, even on the same block. It will depend on quality of the nearby body of water and how windy it may be. Mosquitos are attracted to stagnant water, but don't like wind, so you can live on or close to water and not have any problems at all if there is good tidal flow and your property benefits from even a gentle breeze off the water. That said, there isn't an island anywhere in the world where you won't get the odd mosquito at dusk on a hot summer evening. I would be more concerned about deer ticks living near a forest, especially if you have pets. None of this ought to you put off purchasing the property however, as the advantages of country and coastal living far outweigh any disadvantages, but I might recommend you factor into your budget the cost of treating the garden every year to keep down any tick/ bug population. This can be done organically without using harsh chemicals, using a garlic based product that has no smell and is not absorbed into the bloodstream. It sounds like you would need to set up a new company for managing a resort hotel (unless you already have one), for which you need start up costs. If you do not have your own capital necessary to start up your new business, then financing will be required. This may be available from the hotel owners, but unless they are specifically offering to cashflow your new business, I would assume you need to find your financing elsewhere. To obtain that financing, you will need a business plan, and to that end, Long Island is very fortunate in having a couple of government agencies where there are highly qualified individuals who can help you prepare a professional business plan free of charge. If you're in contract to buy the home, and you don't honor the contract without a very good reason, you will almost certainly lose the money you put down on the home. You say it's too much trouble, I wonder why. What has happened to make you say that? Do you believe the home was misrepresented to you in some way? You need to talk to your attorney about your legal obligations to complete the purchase, and the reasons why you no longer wish to buy. - Sat Nov 8 2008, 20:51
