Most of it is just coincidence, but sometimes other factors are involved, like falling booking rates, required updates necessary to remain in the rental pool, change in property management, etc....There is much new condo construction on Mustang Island right now...for the first time, older units may be facing competition from newer stuff, which may cause a shake-out among older units. It may seem like much is on the market, but if it's a 100 unit condo with 4 on the market, that's only 4% for sale. - Sat Jul 19 2008, 06:20

With the amount that property values have declined on Padre Island, you may be missing opportunities by only considering foreclosures, which make up only a small percentage of the Padre Island homes for sale. Those few Padre Islanders who find themselves in financial pinchesavoid foreclosure by marketing it with a broker long before they wind up in that [foreclosure] situation. Have an agent begin to e-mail listings to you that match your criteria. 60-90 days prior to intended offer/purchase, visit Corpus Christi to view what's on the market. This will help you to gain your personal sense of [property] value in your area of interest. Keep updating your personal "favorites" list so you can quickly make a short list of those to consider when you return to town for your buying tour. Don't sign with a buyers agent until you have worked with her/him enough to know (s)he is a good match for you, but decide on an agent before you decide on a property. - Sat Jul 19 2008, 06:06

Advise Required on Corpus Christi Condo

Due to storm insurance and taxes, Port Aransas area condos provide the best opportunity for positive cash flow in the Nueces county coastal areas. You should make your decision based on the amount of time during the year you intend to occupy the unit yourself and if you intend to keep the unit to live in as a retirement home later on. Another important factor is on-site vs. off-site property management. With all the new condo construction in Port A., for the first time, older units may not book as well as they used to, unless they have a great location. - Sat Jul 19 2008, 05:53

Do you use Craigslist in your marketing?

Specialties
My specialty is Padre Island (78418) and Mustang Island (78373), particularly waterfront vacation homes and condos. I also work with investors in these areas, especially those who wish to buy a second home, use it part-time, and have it rented short-term when they're not using it.

Boating and golf...it's a good thing I don't fish, so I still have time to work.
